About our thermal roof survey in Sandon

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where applicable, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can phone 07833 053749 or email us with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. Common reasons to book are areas losing heat at the eaves and junctions and damp that repairs haven’t cured, across insulated roof spaces, pitched roof slopes and flat roofs.

Some older homes in villages like Sandon are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Leave it or get it looked at?

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. In a place like Sandon, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £400, including VAT.

Why book with us

  • Professional indemnity and public liability insurance
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What we look for on each type of roof

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. The camera can help show damp around these junctions.

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. We explain what can and can’t be read from them.

Airspace, weather and Sandon roofs

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Shop and office owners around Bond Street Chelmsford may find that large commercial roofs are often easiest to see by drone or thermal camera. For site and facilities teams at buildings like The Sandon School, thermal images can show where wet insulation sits under a big flat roof. Historic houses such as Danbury Place, about 1.4 miles east, show how far back building around Sandon goes. A drone or thermal survey does not involve any work on the roof, which suits older buildings.

Sandon is about 2 miles south-east of Chelmsford, in Essex. We survey roofs in Sandon and the rest of Essex. Our Essex coverage includes Sandon.

Common questions in Sandon

Do you carry out roof surveys in Sandon?

Yes. We survey roofs across London and the South East, and Sandon is part of that. You can call 07833 053749 or drop us an email with the address and a few details.

How do I find out if my home in Sandon is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What do I do with the report?

You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

What a survey costs

A few things affect what a survey costs:

  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

Before you get in touch, it’s useful to have:

  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved

To arrange a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. We will confirm the price before booking.

What we can’t see

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • A formal energy assessment
  • Seeing water directly, as the camera shows temperature, not moisture
  • The condition of timbers we cannot see

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Commercial roofs
  • Flat roofs
  • Loft conversions
  • Insulated roof spaces
  • Ceilings below the roof
  • Pitched roof slopes

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as Sandon, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • Jot down any questions you want answered
  • For flats, make sure roof access has been agreed
  • Keep pets inside or away from the areas we’re looking at
