About our thermal roof survey in Stanway

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can ring 07833 053749 or email us with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. Common reasons to book are water getting in at parapets and stacks and damp patches with no obvious cause, across pitched roof slopes, commercial roofs and ceilings below the roof.

In a small place like Stanway, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Roof by roof

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We inspect the loft where it can be reached safely.

Why act early in Stanway

Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. Older and listed buildings around Stanway may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Our price is from £400, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

FAQs for Stanway

Is Stanway in the area you cover?

Yes, Stanway is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is Stanway within the area you cover?

Yes, Stanway is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Can a thermal survey trace a roof leak?

It frequently helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings, as the camera alone cannot prove a leak.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.

Airspace, weather and Stanway roofs

The wider area around Stanway has a long history of building, with Layer Marney Tower about 4.2 miles south. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near Parish Church of St Albright, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Shop and office owners around Lion Walk may find that large commercial roofs are frequently easiest to see from above or with a thermal imager. Take a building like Stanway Primary School: a view from above covers a wide roof far faster than walking it.

What we do, step by step

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Older roofs in small places like Stanway can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

How to prepare

  • If you are buying, check with the agent that we can get in
  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building

Advice

Tips that help

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Leave the roof to people with safe access
  • Move stored items away from the loft hatch
  • Photograph damp patches with the date
  • Ask us about the forecast if rain is expected

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. There is a 12-month follow-up too.

Check loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the roof space.
