How a thermal roof survey works in Upper Dicker

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We’re often asked to look into water getting in at parapets and stacks and wet areas near outlets and upstands, across loft conversions, flat roofs and ceilings below the roof.

In a village or hamlet like Upper Dicker, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What affects the cost of thermal roof surveys

To price your survey, we check:

  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Getting in touch

There is no need for technical words. Just let us know:

  • Pictures from the garden or a window, if you have them
  • Dates you are working to, such as exchange
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside

To arrange a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Useful tips for Upper Dicker property owners

A survey works best with a little help from you, before and after. Some tips:

  • Clear leaves from outlets and gutters each autumn
  • Note where damp appears and after what weather
  • Check from ground level or a window, never by climbing
  • Talk to us about the weather when booking

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.

Your questions about thermal roof surveys in Upper Dicker

Do you cover Upper Dicker?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How do I find out if my home in Upper Dicker is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What’s in the report?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Can a thermal survey trace a roof leak?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It is used alongside a close inspection and moisture readings because the camera cannot confirm water on its own.

Is thermal imaging useful on pitched roofs?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.

How does a thermal imaging roof survey work?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

Checking the roof from the ground

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at most homes; commercial roofs usually need 3–4 hours. You’re welcome to ask questions while we are there. Cottages and farmhouses around Upper Dicker often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Getting ready for the survey

  • Find any records of previous roof work
  • If it isn’t your property yet, arrange access through the agent
  • Leave a clear route to the loft

Arrange a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or email us.
