About our chimney survey in Aldham

We inspect chimneys from wherever they can safely be seen: from ground level, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where it applies. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. If you are worried about signs that a stack is leaning and damp on a chimney breast inside, we can find out what’s behind it, on shared and party-wall stacks, flaunching and chimney breasts alike.

Older buildings in small places like Aldham may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What this survey can’t tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A structural engineer’s assessment
  • Checks on boilers, fires or their flues
  • The inside of the flue, which needs a sweep or flue specialist

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.

What we check

  • Chimney pots and cowls
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney breasts
  • Brick chimney stacks
  • Flaunching

Roof by roof

Lead flashings

Mortar fillets are sometimes used where lead would usually be. They crack with age, and we check them too.

Chimney pots and cowls

A loose or cracked pot can fall from height. We record their condition with photographs.

Why act early in Aldham

Most people never get a close look at their chimney stacks. Problems often go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. Where a roof is exposed, as many are in small places like Aldham, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes between one and two hours at a house, as part of a look at the roof around the stack. For a village or hamlet like Aldham, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Let us know about parking before the day
  • Find any records of previous roof work

Booking a survey

Chimney survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or send us an email to find out.

Advice

Aldham homes and their roofs

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. Older buildings in Essex often have clay tiles and weatherboarding, and lots of post-war and modern estates besides. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For site and facilities teams at buildings such as Holy Trinity CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark like Church of St Margaret and St Catherine, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Marks Tey station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions from Aldham

Is my home in Aldham listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you survey roofs for landlords with property near Marks Tey station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and tell us about the building.

Will you check the chimney is safe to use with a fire?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What causes damp on a chimney breast?

There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We check each one and note the most likely cause.

What does a roof survey cost?

Our price is from £150, including VAT. You’ll know the price for the job before booking, based on the roof’s size, access and package. For a price, ring 07833 053749 or send us an email.

Tips from our surveys

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Use a Gas Safe registered engineer for gas appliances
  • Photograph damp patches with the date
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Use the report as a baseline for future checks

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.

Have worn pointing and cracked flaunching dealt with early. It is far simpler than rebuilding a stack later.

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
