Chimney survey in Copford

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photographs. We are often asked to look into damp patches on chimney breasts and pots or cowls that look unsafe, across brick chimney stacks, chimney breasts and shared and party-wall stacks.

In a small place like Copford, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Where we can’t see part of the chimney stack, the report says so. That way, it’s clear what was covered and what wasn’t.

Roof by roof

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Chimney breasts and the loft

Damp patches on chimney breasts often point to a problem above. We check them and at the stack in the loft where there’s safe access.

How the survey works

Every roof is different, but as a rough guide the survey takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. You are welcome to ask questions while we are there. In a small place like Copford, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Point out any leaks or damp patches
  • Move anything stored under the loft hatch
  • If the roof is shared, arrange access with whoever manages the building

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What a chimney survey looks like in Copford

The wider area around Copford has a long history of building, with Layer Marney Tower about 4 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you let a flat or house near Marks Tey station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as The Stanway School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as Parish Church of St Albright, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions from Copford

Do you cover smaller places like Copford?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How do I find out if my home in Copford is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Our stack is shared. Can you still survey it?

Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there is access. Our Premium Survey includes a drone inspection where applicable. If part of a stack can’t be seen, the report says so.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden sides of a shared stack
  • Whether the flue is safe to use
  • What’s inside the brickwork or behind render, without opening up

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What our survey covers.

Roofs we survey in Copford

  • Chimney pots and cowls
  • Flaunching
  • Chimney breasts
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings

Leave it or get it looked at?

If you’re thinking of removing or reducing a stack, it’s useful to know its condition first. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Around Copford, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Useful tips for Copford property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Glance at the stacks from the street now and then
  • Keep track of stains on chimney breasts
  • Have brackets on the chimney checked
  • Book a sweep for flues that are in use

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.
