Chimney survey in Appledore Heath: what you get

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. We survey chimney breasts, brick chimney stacks and shared and party-wall stacks, and the problems we’re asked to look at most are a stack that appears to lean and bricks with flaking faces.

In a small place like Appledore Heath, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

When you need someone else

It is a careful look at the chimney stack, not the whole story. Its limits include:

  • Whether the flue is safe to use
  • Whether a gas appliance or its flue is safe
  • A structural engineer’s assessment

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Chimney pots and cowls
  • Brick chimney stacks
  • Lead flashings
  • Shared and party-wall stacks
  • Flaunching
  • Chimney breasts

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes roughly 1–2 hours for most houses, and longer for a large or complex roof. In a small place like Appledore Heath, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photographs and recommendations, is emailed to you.

Getting ready for the survey

  • If you are buying, let the agent know when we are coming
  • Clear the way to the loft hatch
  • Have any paperwork from past roof work to hand

What a chimney survey looks like in Appledore Heath

Smallhythe Place, about 3.6 miles west, is one of the historic houses in the wider area around Appledore Heath. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If your home is one of the older ones in the streets near Church of St Peter and St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs.

Tips that help

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Make sure fixings on the stack are secure
  • Keep the report to compare against at the next survey
  • Never climb onto the roof to look at a chimney
  • Check with the council before altering a stack in a conservation area or on a listed building

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Appledore Heath questions

Is Appledore Heath within the area you cover?

Yes. Appledore Heath is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I let a flat near Appledore (Kent) station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you survey a chimney stack we share with next door?

Yes. We inspect whatever is safely visible and what you give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

My chimney looks like it’s leaning. What should I do?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

Signs you need a chimney survey in Appledore Heath

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.

Common reasons to book include:

  • Signs that a stack is leaning
  • Pots or cowls that look unsafe
  • Gaps where the stack meets the roof
  • Bricks with flaking faces

If you own a rental within reach of Appledore (Kent) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking anyone

  • Whether the loft is part of the inspection
  • How soon the report will arrive
  • How long they’ve been surveying roofs
  • What happens after the report arrives
