Chimney survey in Reading Street

We inspect chimneys from wherever they can be seen safely: from ground level, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where applicable. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey brick chimney stacks, shared and party-wall stacks and chimney pots and cowls, and common reasons people get in touch are gaps where the stack meets the roof and unused flues sealed without airflow.

In a small place like Reading Street, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

Landlord and commercial surveys in Reading Street

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it when you book and we’ll plan the survey around it.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Reading Street: your questions answered

Can a landlord with a rental near Appledore (Kent) station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need.

Do you cover smaller places like Reading Street?

Yes, Reading Street is on our map. Villages and rural addresses get the same survey as a town house.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Do you survey on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or drop us an email.

What do you check on a chimney?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

How much does a chimney survey cost in Reading Street?

Chimney survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

What happens if roof problems are left?

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. In a place like Reading Street, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you need to know.

What we look for on each type of roof

Brick stacks

Older brick stacks frequently have soft lime mortar. We note where repairs should match the original mortar.

Lead flashings

Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.

What a chimney survey does not cover

To be straight with you, there are limits to any roof survey:

  • Gas safety checks, which need a Gas Safe registered engineer
  • The inside of the flue, which needs a sweep or flue specialist
  • A structural engineer’s assessment

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Flaunching
  • Chimney breasts
  • Brick chimney stacks
  • Chimney pots and cowls
  • Lead flashings
  • Shared and party-wall stacks

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Glance at the stacks from the street now and then
  • Note any damp on chimney breasts and when it appears
  • Use the report as a baseline for future checks
  • Find out whether changes to a stack need permission

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it is easy to follow.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Reading Street homes and their roofs

Smallhythe Place, about 1.8 miles west, is one of the historic houses in the wider area around Reading Street. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If your home is one of the older ones in the streets near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Appledore (Kent) station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. It usually takes an hour or two for most homes, a little longer where there are several stacks. In a hamlet or village like Reading Street, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.
