How a chimney survey works in Beacon Hill

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we’ll recommend a structural engineer. If you’re worried about eroded joints in the brickwork and spalled or crumbling bricks, we can find out what’s behind it.

Older buildings in small places like Beacon Hill may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What affects the cost of chimney surveys

All our prices include VAT. What changes the price is:

  • Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • House, block, shop or office

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

Getting the details right at the start saves time. It is useful to include:

  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from the ground or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is

When you are ready to go ahead, phone 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

FAQs for Beacon Hill

How do I find out if my home in Beacon Hill is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Beacon Hill within the area you cover?

Yes. Beacon Hill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know as you book.

What causes damp on a chimney breast?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What do you check on a chimney?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photos.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey typically takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. In a small place like Beacon Hill, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Clear the way to the loft hatch
  • Agree roof access with the managing agent if it’s shared
  • Keep pets inside or away from the areas we’re looking at

Chimney surveys around Beacon Hill

Beacon Hill is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Living close to Whet Mead is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Anyone responsible for a site like Great Totham Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Witham station may find that the gap between tenancies is a good time to have the roof looked at.

Beacon Hill is about 2 miles south-east of Witham, in Essex. In Beacon Hill, as across Essex, every roof gets the same careful survey. Across Essex, we cover Beacon Hill. There’s also a page for Chelmsford.

Surveys in CM8 and CM9 are booked the same way as anywhere else. We cover properties on Beacon Hill, Braxted Road and Maclarens and the roads around them. Other places close to Beacon Hill include Wickham Bishops (1 mile south-west), Great Totham (1 mile south), Great Braxted (1 mile north-east), Broad Street Green (2 miles south) and Langford (2 miles south-west). Further out, we also cover Colchester (12 miles north-east), Chelmsford (9 miles west), Braintree (9 miles north-west), Maldon (4 miles south), Rayleigh (14 miles south) and Wickford (14 miles south-west).

Local landmarks in Beacon Hill

Typical jobs here are in homes near Whet Mead, The Green Man pub and Maltings Academy. For rail, the closest station is Witham station, roughly 2.5 miles north-west of the centre. Well-known places in the area include Anchor Press Museum (3.6 miles north-east). Not far away are Shut Heath Wood.

Different roofs, different checks

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Poor capping can lead to damp inside the stack.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Keep track of stains on chimney breasts
  • Glance at the stacks from the street now and then
  • Find out whether changes to a stack need permission
  • File photos of the stacks with your home records

Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.
