Common questions in Boughton Monchelsea

Can a landlord with a rental near East Farleigh station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Boughton Monchelsea?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Will you photograph what you find?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Chimney surveys for homes and businesses in Boughton Monchelsea

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. Typical surveys look at bricks with flaking faces and damp on a chimney breast inside, across lead flashings, flaunching and brick chimney stacks.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Can I check my roof myself?

What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours at a house, as part of a look at the roof around the stack. Older rural homes like those around Boughton Monchelsea can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Related advice

Different roofs, different checks

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Lead flashings

Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.

Before and after the survey

Small things make a difference. Some pointers:

  • Use the report as a baseline for future checks
  • Glance at the stacks from the street now and then
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Use a Gas Safe registered engineer for gas appliances

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect so anyone reading it can see what we saw.

Check fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

What a chimney survey looks like in Boughton Monchelsea

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Boughton Monchelsea has a long history of building, with Stoneacre about 2.2 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for example near The Mall Maidstone, a roof report helps plan work around trading rather than after a leak. Landlords with a home close to East Farleigh station may find that a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as Boughton Monchelsea Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
