Chimney surveys for homes and businesses in Brighton Hill

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. Common reasons to book are a chimney out of line and gaps where the stack meets the roof, across lead flashings, chimney breasts and shared and party-wall stacks.

In a smaller place like Brighton Hill, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Use the report as a baseline for future checks
  • Photograph damp patches with the date
  • Check that disused chimneys can still breathe
  • Remove aerials or dishes from the stack if they’re no longer needed

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Check fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Brighton Hill questions

Is Brighton Hill within the area you cover?

Yes, Brighton Hill is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How do I find out if my home in Brighton Hill is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Is a leaning chimney dangerous?

It’s worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.

What happens after the survey?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Flue inspections or sweeping
  • Whether a gas appliance or its flue is safe
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

What we check

  • Flaunching
  • Shared and party-wall stacks
  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls
  • Brick chimney stacks

Different roofs, different checks

Flaunching

The sloping mortar around the pots is called flaunching. Cracks in it let water into the stack.

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

The survey, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take about one to two hours at a house, as part of a look at the roof around the stack. With a bit of garden around a house, as there often is around Brighton Hill, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Gather any invoices or paperwork from past roof work
  • Have any questions written down, so nothing gets missed

Book a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

DIY checks: what’s safe

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Chimney surveys in Brighton Hill: local notes

With The Vyne about 4 miles north, Brighton Hill sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings like Brighton Hill Community School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park such as Eastrop Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you own a rental within reach of Basingstoke station, a dated record of the roof is useful when planning maintenance across a let.

Brighton Hill is about 1 mile south of Basingstoke, in Hampshire. We carry out chimney surveys in Brighton Hill for houses, flats, blocks and commercial buildings. Brighton Hill is one of the towns and villages in Hampshire we cover. For surveys nearby, see our Reading page.
