About our chimney survey in Brown Candover

If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we’ll recommend a structural engineer. We survey chimney pots and cowls, flaunching and chimney breasts, and the problems we are asked to look at most are a stack that appears to lean and eroded joints in the brickwork.

In a village or hamlet like Brown Candover, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

How it works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take about one to two hours for most homes, a little longer where there are several stacks. Somewhere as small as Brown Candover, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • What’s inside the brickwork or behind render, without opening up
  • Whether a stack needs rebuilding on structural grounds
  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Flaunching
  • Brick chimney stacks
  • Lead flashings
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Chimney breasts

When to book a survey in Brown Candover

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

Problems we come across frequently include:

  • Damaged chimney pots and cowls
  • Redundant stacks capped without ventilation
  • Damp on a chimney breast inside
  • Frost-damaged brickwork on the stack

If you live in an older home near Church of St Peter, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • Their insurance cover
  • Will the report include photos?
  • How soon the report will arrive

What a roof survey includes

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Tips that help

From years of surveys, a few habits stand out:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Do not use a ladder to reach the stack yourself
  • Glance at the stacks from the street now and then
  • File photos of the stacks with your home records

The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

Chimney surveys in Brown Candover: local notes

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

If you own a rental within reach of Micheldever station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Brown Candover questions

I let a flat near Micheldever station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Is Brown Candover within the area you cover?

Yes, Brown Candover is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Which parts of the chimney do you look at?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photos.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Why act early in Brown Candover

Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. Older and listed buildings around Brown Candover may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. We confirm the exact price before you book.
