Chimney survey in Bulphan: what you get
A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we’ll say so. If you’ve noticed worn or missing pointing and a chimney out of line, a survey will tell you what’s going on, whatever the roof.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Bulphan are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What happens if roof problems are left?
If a stack seems to lean, do not leave it. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Questions from Bulphan
Will parking be an issue for a roof survey in Bulphan?
It can be, so it helps to let us know about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.
Do you survey roofs for landlords with property near West Horndon station?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will you go up on the roof?
Only where it is safe to do so. We inspect what can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.
How long is the visit?
That depends on the size and shape of the roof; most visits take between one and two hours for most homes, a little longer where there are several stacks. The written report follows by email.
Do you need to go on the roof to check the chimney?
We look from the ground, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.
Is a chimney survey the same as a flue inspection?
No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
How it works
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two for most homes, a little longer where there are several stacks. Surveys in Bulphan can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photographs and recommendations, is emailed to you.
How to prepare
- Have any questions written down, so nothing gets missed
- Leave side gates unlocked
- Check pets are kept safely away
How to book
Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To get started, call 07833 053749 or drop us an email.
Advice
What we can’t see
A survey is a close look at the chimney stack, but it cannot do everything. Its limits include:
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
- What’s inside the brickwork or behind render, without opening up
- Whether a gas appliance or its flue is safe
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before you book. The full list of what we check.
Roof types and parts we check
- Chimney pots and cowls
- Shared and party-wall stacks
- Brick chimney stacks
- Chimney breasts
- Lead flashings
- Flaunching
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Never climb onto the roof to look at a chimney
- Use the report as a baseline for future checks
- Ask about consent before removing a chimney on an older property
- Check your stacks from ground level after strong winds
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.
What you can safely check yourself
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Signs you need a chimney survey in Bulphan
TV aerials, satellite dishes and their brackets are often fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.
It’s worth booking a survey if you’ve seen:
- Cracked or missing flaunching
- Worn or missing pointing
- Redundant stacks capped without ventilation
- Gaps where the stack meets the roof
If you let a flat or house near West Horndon station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What to check before booking
- Which parts of the roof they’ll actually see
- What insurance they carry
- Will the report include photos?
- Will they check the loft as well as the outside?
Bulphan homes and their roofs
The coast is about 5 miles or less from Bulphan, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Bulphan is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.
For an older house near a landmark such as Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Controlled parking zones are common in London, so mention any permit rules for Bulphan, along with any off-street space.
