Need a chimney survey in Calcott?

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

How a chimney survey works in Calcott

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed lifted or split lead flashings and signs that a stack is leaning, we can find out what’s behind it, on lead flashings, chimney pots and cowls and flaunching alike.

Some older homes in villages like Calcott are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about one to two hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Calcott often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Related advice

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Glance at the stacks from the street now and then
  • Ask about consent before removing a chimney on an older property
  • Keep track of stains on chimney breasts
  • Have the flue swept and checked if you use the fire

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on from the viewpoints we used.

Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Chimney surveys around Calcott

Calcott is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of Sturry station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Sturry Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For businesses in and around places such as Whitefriars Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What affects the price in Calcott

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Basic, Standard or Premium
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets
  • The number of roofs, including extensions and garages

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What we look for on each type of roof

Brick stacks

Older brick stacks often have soft lime mortar. We note where repairs should match the original mortar.

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

FAQs for Calcott

Is the coastal weather around Calcott hard on roofs?

Often, yes. Calcott is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is Calcott within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or send us an email.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

How experienced are you?

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Checks on boilers, fires or their flues
  • Hidden damage within the stack
  • Areas we can’t view from safe positions

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.
