About our gutter survey in Calcott

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. We survey downpipes, valley gutters and fascias and soffits, and the problems we are asked to look at most are cracked or loose downpipes and joints that drip after rain.

Older buildings in small places like Calcott may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Check that downpipes are firmly fixed to the wall
  • Ask for valleys and parapet gutters to be cleared too
  • Book gutter clearing once a year, more frequently near trees
  • Look for new stains on ceilings below valleys after rain

If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

The survey, step by step

Safety comes first on every visit. We inspect what can safely be seen, and anything we can’t see is noted in the report. The survey typically takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. In a small place like Calcott, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. You get a report with photographs and recommendations.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors
  • Clear the way to the loft hatch

Booking a survey

Your questions about gutter surveys in Calcott

Does being near the coast affect roofs in Calcott?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How do I find out if my home in Calcott is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

How do I arrange a gutter survey in Calcott?

It is easiest to phone 07833 053749 or send us an email. Give us the address and some details about the roof. Surveys run on any day of the week.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.

How long will you be on site?

A visit normally takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. You will know roughly how long when we arrange the visit.

Can you tell me if my old gutters contain asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How the survey changes by roof type

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Missing lead is something we check for too.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.

Landlords, agents and block managers in Calcott

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it when booking and we will plan the visit with that in mind.

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Rot or damp concealed behind fascias or inside walls
  • The inside of buried drains
  • Blockages deep inside downpipes

Calcott homes and their roofs

Calcott lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Living close to Curtis Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Shop and office owners around Whitefriars Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions. For landlords with property near Sturry station, a roof report helps you deal with small faults before they turn into a call from a tenant.

DIY checks: what’s safe

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
