Gutter Survey in Herne Common
Gutter surveys in Herne Common and the rest of Kent. Surveys run on any day of the week.
- Overflowing valley or parapet gutters
- Gutters packed with leaves or moss
- Downpipes that are split or coming away
Why get it checked now?
Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. In a small place like Herne Common, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

Gutter survey in Herne Common
Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey parapet and box gutters, fascias and soffits and outlets and hoppers, and the problems we’re asked to look at most are joints that drip after rain and cracked or loose downpipes.
Some older homes in villages like Herne Common are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

DIY checks: what’s safe
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The inside of a downpipe along its whole length
- Gutters out of sight from each safe vantage point
- Asbestos testing of old gutters, downpipes or soffits
If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What our survey covers.

What we do, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two for most houses, and longer for a large or complex roof. Somewhere as small as Herne Common, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Getting ready for the survey
- If you’re buying, let the agent know when we’re coming
- Check we can get to the back of the property
- Make sure the loft hatch can be reached

Advice
Herne Common questions
Will you come out to Herne Common?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in Herne Common?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.
Will you look at parapet and box gutters as well?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and the report says so.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Does the season matter for a gutter survey?
There’s no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.
Will you go up on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Local roofs in Herne Common
Herne Common is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
If you look after a building like Herne Church of England Infant School, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church like Church of St Martin are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Trees in and around Curtis Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Tips from our surveys
These tips come from what we see on roofs every week, before and after a survey:
- Get the gutters cleaned out every year
- Keep climbers away from the eaves
- Look for downpipes coming loose
- Note any damp stains below the gutters
Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.
