What we look for on each type of roof

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.

Gutter survey in Bullockstone

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey fascias and soffits, outlets and hoppers and parapet and box gutters, and common reasons people get in touch are gutters overflowing in heavy rain and leaves and moss blocking gutters.

Older buildings in small places like Bullockstone may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

FAQs for Bullockstone

Does a conservation area affect roof work in Bullockstone?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Bullockstone within the area you cover?

Yes, Bullockstone is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

Is there a good time of year to book a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Leave it or get it looked at?

A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. For an older or listed building in a place like Bullockstone, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the exact price before you book.

What we do, step by step

After the inspection, everything we found is written up as a report with photos, emailed to you. As for time on site, most surveys take about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Bullockstone, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Point out any leaks or damp patches
  • For a flat or shared roof, check access with the building owner or managing agent
  • Buyers: confirm access with the estate agent or seller

Booking a survey

Getting a price is simple: just call 07833 053749 or drop us an email and give us a few details about the property and we’ll recommend the right survey. The price is agreed up front.

Advice

Bullockstone homes and their roofs

Bullockstone lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Herne Bay station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as Church of St Martin, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Thornden Wood Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
