About our chimney survey in Chalksole Green

A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. Typical surveys look at redundant stacks capped without ventilation and flaunching that has broken away, across flaunching, shared and party-wall stacks and lead flashings.

Somewhere as small as Chalksole Green, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes an hour or two at most homes, and about three to four hours for a commercial roof. Somewhere as small as Chalksole Green, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. You get a written report with photographs and our recommendations.

Preparing for the visit

  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we’re looking at
  • Jot down any questions you want answered

Advice

FAQs for Chalksole Green

Is Chalksole Green within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Chalksole Green is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Will you check the chimney is safe to use with a fire?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Leave close inspection to people with safe access
  • Glance at the stacks from the street now and then
  • Book a sweep for flues that are in use
  • Check with the council before altering a stack in a conservation area or on a listed building

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect so anyone reading it can see what we saw.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What this survey cannot tell you

It’s a careful look at the chimney stack, not the whole story. The main limits are:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Hidden damage within the stack
  • Flue inspections or sweeping

Why it is worth a survey now in Chalksole Green

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you know where you stand. For older village homes like those around Chalksole Green, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

To find out what your survey will cost, ring 07833 053749 or send us an email with the address and some details. The price is agreed before a date is set.

Roofs, chimneys and gutters in Chalksole Green

Chalksole Green is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Acrise Place, about 3.6 miles west, is one of the historic houses in the wider area around Chalksole Green. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. Living close to Sladden Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If your house is among the older ones in the streets near Church of St Anthony the Martyr, old fixings, lead flashings and tall chimneys are typical of older roofs.
