Chimney survey in Chiddingstone Hoath

A damp patch on a chimney breast does not always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. We’re often asked to look into gaps where the stack meets the roof and damaged chimney pots and cowls, across shared and party-wall stacks, flaunching and brick chimney stacks.

Somewhere as small as Chiddingstone Hoath, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a typical home, and more on a big or complicated roof. Older roofs in small places like Chiddingstone Hoath can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Keep pets out of the way during the survey
  • Find any records of previous roof work

Advice

Practical tips

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Keep the report to compare against at the next survey
  • Photograph damp patches with the date
  • Use a Gas Safe registered engineer for gas appliances
  • Find out whether changes to a stack need permission

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.

How the survey changes by roof type

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check them and at the stack in the loft where there’s safe access.

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. We check the bricks for spalling and the joints for erosion.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Checks on boilers, fires or their flues
  • The inside of the flue, which needs a sweep or flue specialist
  • Areas we can’t view from safe positions

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and doesn’t.

What we look at

  • Lead flashings
  • Brick chimney stacks
  • Flaunching
  • Chimney breasts
  • Shared and party-wall stacks
  • Chimney pots and cowls

Questions from Chiddingstone Hoath

Is Chiddingstone Hoath within the area you cover?

Yes, Chiddingstone Hoath is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Chiddingstone Hoath?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What do I do with the report?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Does the weather affect the survey?

Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

What happens if roof problems are left?

If you’re thinking of removing or reducing a stack, it is useful to know its condition first. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. Older cottages and farmhouses around Chiddingstone Hoath can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
