About our chimney survey in Markbeech

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. That points the work in the right direction. Typical surveys look at lifted or split lead flashings and a stack that appears to lean, across brick chimney stacks, chimney breasts and chimney pots and cowls.

In a village or hamlet like Markbeech, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Markbeech: your questions answered

Is Markbeech within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is my home in Markbeech listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

How long is the visit?

Expect it to take roughly 1–2 hours at a house, as part of a look at the roof around the stack. You’ll then get the report by email.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you go up on the roof?

Only where it’s safe to do so. We look at everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we cannot see is noted in the report.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Is a leaning chimney dangerous?

Don’t ignore it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can confirm whether it’s stable.

Rented homes, blocks and businesses

Letting agents and landlords in Markbeech book surveys as well as homeowners. The report gives you a dated record of the chimney stack, with photos, which helps you plan work between tenancies.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.

Honest limits

A survey is a careful look at the chimney stack, but it cannot do everything. Its limits include:

  • Areas we cannot view from safe positions
  • Structural calculations for a leaning stack
  • Flue inspections or sweeping

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

What we check

  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls
  • Flaunching

Markbeech homes and their roofs

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Markbeech has a long history of building, with Hever Castle about 1.3 miles north. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Hever Church of England Voluntary Aided Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as Church of the Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Markbeech is about 6 miles north-east of East Grinstead, in Kent. In Markbeech, as across Kent, every roof gets the same careful survey. Our Kent coverage includes Markbeech and the places around it. Crawley is in our area too.

Close by, we survey roofs in Newtown (1 mile north), Hever (1 mile north), Chiddingstone Hoath (1 mile east), How Green (2 miles north) and Teasley Mead (3 miles south-east). Larger places within reach include Sevenoaks (8 miles north-east), Royal Tunbridge Wells (7 miles east), Tonbridge (8 miles east), Kings Hill (15 miles north-east), Paddock Wood (12 miles east) and Southborough (6 miles east).

What we’re asked to look at in Markbeech

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

Common reasons to book include:

  • Staining on walls around the chimney
  • Gaps where the stack meets the roof
  • Mortar washing out of the joints
  • Bricks with flaking faces

Trees in and around Chiddingstone Castle Park and Gardens shed leaves that can end up in nearby gutters.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is there a chance to talk the report through?
  • Their insurance cover
  • Whether the loft is part of the inspection

What a good roof survey covers

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take roughly 1–2 hours at most homes, and longer for a large or complex roof. Rural addresses near Markbeech can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • Clear the way to the loft hatch
  • Check we can get to the back of the property
  • Buyers: confirm access with the estate agent or seller

Advice

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

Leave it or get it looked at?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Where a roof is exposed, as many are in small places like Markbeech, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.
