Chimney survey in Newtown
Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. If you’ve noticed mortar washing out of the joints and damp on a chimney breast inside, we can find out what’s behind it.
Older buildings in small places like Newtown may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What we look for on each type of roof
Chimney breasts and the loft
Damp patches on chimney breasts often point to a problem above. We check the breasts and the stack in the loft space where we can reach.
Chimney pots and cowls
For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.
What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at a house, as part of a look at the roof around the stack. If you have questions on the day, just ask. Cottages and farmhouses around Newtown often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
How to prepare
- Mention any parking restrictions on your street
- If you are buying, let the agent know when we’re coming
- Leave side gates unlocked

Questions from Newtown
Can a landlord with a rental near Hever station book a roof survey?
Yes, rented property is part of what we cover. You can call 07833 053749 or send us an email with the address and a few details.
Does a conservation area affect roof work in Newtown?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
What do you check on a chimney?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. You get a written report with photos.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
What happens next?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Rented homes, blocks and businesses
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on any day of the week, which helps when tenants work during the week.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.
Roofs, chimneys and gutters in Newtown
With Hever Castle about 1 mile north, Newtown sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you look after a building like Hever Church of England Voluntary Aided Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Hever station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near Church of the Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look.
