Chimney surveys for Chillenden homes and businesses

The survey, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes between one and two hours at most homes; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Chillenden frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Advice

Chimney survey in Chillenden

On terraced and semi-detached houses, a chimney stack is often shared with next door. We check everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and what we recommend. We survey chimney breasts, shared and party-wall stacks and lead flashings, and common reasons people get in touch are disused chimneys trapping moisture and damaged chimney pots and cowls.

In a village or hamlet like Chillenden, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Nothing in the report is left vague: where something needs attention, it says so plainly.

What affects the price in Chillenden

Several things affect the price of a survey:

  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

Getting the details right at the start saves time. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • When you need the report by
  • What kind of property and roof it is

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Whether a stack needs rebuilding on structural grounds
  • Conditions inside walls

If in doubt, ring 07833 053749 or email us and we will suggest the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Lead flashings
  • Brick chimney stacks
  • Flaunching
  • Chimney breasts

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Ask about consent before removing a chimney on an older property
  • Keep track of stains on chimney breasts
  • Use a Gas Safe registered engineer for gas appliances
  • Remove aerials or dishes from the stack if they’re no longer needed

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Leave it or get it looked at?

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a suitable contractor. In a place like Chillenden, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Chillenden: your questions answered

I let a flat near Aylesham station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Chillenden?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How long does the survey take?

Expect it to take an hour or two at a house, as part of a look at the roof around the stack. The written report follows by email, on the timescale of your package.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

What does a chimney survey cover?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. Everything is written up with photographs.

How experienced are you?

More than 5,000 surveys over 20+ years.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Local roofs in Chillenden

About 1.2 miles north-west lies Goodnestone Park, a reminder of how long the area around Chillenden has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Aylesham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings like Goodnestone Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
