Need a chimney survey in Church End?

Why act early in Church End

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Around Church End, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

How a chimney survey works in Church End

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. If you’ve noticed spalled or crumbling bricks and damp on a chimney breast inside, a survey will tell you what’s going on, on chimney pots and cowls, lead flashings and shared and party-wall stacks alike.

In a village or hamlet like Church End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How we price chimney surveys

Prices always include VAT. What changes the price is:

  • Height and safe access
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets

To find out what your survey will cost, call 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

What to let us know when you get in touch

What helps most when you contact us:

  • The type of building and roof, such as pitched or flat
  • Access details, like a loft hatch or a shared roof
  • Any deadline, such as an exchange date
  • The address and postcode of the property

A quick phone call is usually the easiest start: phone 07833 053749 or send us an email. The price is agreed before a date is set.

What we look for on each type of roof

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check your stacks from the ground after strong winds
  • Don’t use a ladder to reach the stack yourself
  • Book a sweep for flues that are in use
  • File photos of the stacks with your home records

With a shared stack, the report can help when talking to next door. It shows what we found and where from the viewpoints we used.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for most houses, though large, tall or awkward roofs take more time. Cottages and farmhouses around Church End often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Mention any parking restrictions on your street
  • Keep pets out of the way during the survey
  • Find any records of previous roof work

Advice

Church End questions

Can a landlord with a rental near Braintree station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or email us and tell us about the building, including who will give access on the day.

Is my home in Church End listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Is a chimney survey the same as a flue inspection?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you cover Church End?

Yes. We survey roofs across London and South East England, and that includes Church End.

Chimney surveys in Church End: local notes

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

If you own a rental within reach of Braintree station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Shalford Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If your home is one of the older ones in the streets near Parish Church of St Andrew, its chimney, valleys and lead work are likely to be the parts that need attention first.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s inside the brickwork or behind render, without opening up
  • Areas we can’t view from safe positions
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What a survey covers and does not.
