What we can’t see

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • A structural engineer’s assessment
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Hidden damage within the stack

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and doesn’t.

What we check

  • Lead flashings
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Flaunching
  • Chimney breasts

How a chimney survey works in Beazley End

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and what we recommend. We survey flaunching, brick chimney stacks and shared and party-wall stacks, and the problems we’re asked to look at most are eroded joints in the brickwork and flashings pulling away from the stack.

In a small place like Beazley End, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Note any damp on chimney breasts and when it appears
  • File photos of the stacks with your home records
  • Ask for ventilated caps on redundant stacks
  • Find out whether changes to a stack need permission

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it’s easy to follow.

Look at your chimneys from the ground now and then, particularly after strong winds. With binoculars, you can frequently see cracked flaunching or lifted lead.

What affects the price in Beazley End

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium
  • The size of the roof
  • Extra roofs, like extensions, dormers or garages

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the exact price before you book.

Common questions in Beazley End

Does a conservation area affect roof work in Beazley End?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Beazley End within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Will you walk on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Will you check the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Can you find out why my chimney breast is damp?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.

Why act early in Beazley End

If a stack seems to lean, don’t leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. In a small place like Beazley End, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two at a house, as part of a look at the roof around the stack. Rural addresses near Beazley End can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. We send a written report with photos, the defects found and what we recommend.

How to prepare

  • If you are buying, check with the agent that we can get in
  • For flats, check roof access has been agreed
  • Find any records of previous roof work

Advice

What a chimney survey looks like in Beazley End

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Older buildings in Essex often have clay tiles and weatherboarding, and lots of post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of Braintree station, a dated record of the roof is useful when planning maintenance across a let. If yours is one of the older homes in the streets near St Mary's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
