Chimney surveys in Cuxton

How a chimney survey works in Cuxton

We inspect chimneys from wherever they can be seen safely: the ground, nearby windows and higher points, and the loft space where it is safe. With our Premium Survey, a drone inspection is included where it applies. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. Common reasons to book are frost-damaged brickwork on the stack and flaunching that has broken away, on chimney pots and cowls, brick chimney stacks and chimney breasts.

In a village or hamlet like Cuxton, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a chimney survey doesn’t cover

Before booking, it’s worth knowing what a survey won’t do:

  • Conditions inside walls
  • Checks on boilers, fires or their flues
  • Flue inspections or sweeping

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.

Roofs we survey in Cuxton

  • Chimney breasts
  • Brick chimney stacks
  • Lead flashings
  • Flaunching
  • Chimney pots and cowls
  • Shared and party-wall stacks

What happens on the day

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes an hour or two at most homes, with bigger or more complicated roofs taking longer. Around Cuxton, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Checking the roof from the ground

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What a chimney survey looks like in Cuxton

With Starkey Castle about 0.9 miles south, Cuxton sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Cuxton station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as Cuxton Community Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Useful tips for Cuxton property owners

There is plenty you can do without going near the roof. What helps most:

  • Check your stacks from the ground after strong winds
  • Ask about consent before removing a chimney on an older property
  • Don’t use a ladder to reach the stack yourself
  • Remove aerials or dishes from the stack if they’re no longer needed

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Check redundant flues are capped with ventilation. That helps stop damp building up inside.

Cuxton questions

I let a flat near Cuxton station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

Does a conservation area affect roof work in Cuxton?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Should I worry about a leaning stack?

It’s worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.

What does a roof survey cost?

Our price is from £150, including VAT. You’ll know the price for your roof before booking. To get a price, phone 07833 053749 or send us an email.

What does a chimney survey cover?

The whole stack, as far as it can safely be seen: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

When to book a survey in Cuxton

Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.

We are frequently asked to look at:

  • Gaps in the mortar around the pots
  • Loose, cracked or missing pots
  • Mortar washing out of the joints
  • Staining on walls around the chimney

If your home is one of the older ones in the streets near Church of St Michael and All Angels, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before booking

  • How they plan to inspect the roof safely
  • What follow-up you get after the report
  • Whether they hold professional indemnity and public liability insurance
  • Will the report include photos?
