Chimney survey in Frinsted: what you get
Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. We survey chimney breasts, brick chimney stacks and shared and party-wall stacks, and the problems we’re asked to look at most are mortar washing out of the joints and spalled or crumbling bricks.
In a village or hamlet like Frinsted, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Frinsted homes and their roofs
Historic houses such as Leeds Castle, about 4 miles south-west, show how far back building in the area around Frinsted goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
For site and facilities teams at buildings such as Milstead and Frinsted Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Harrietsham station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near St Giles, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Different roofs, different checks
Lead flashings
Mortar fillets are sometimes used where lead would normally be. They tend to crack, so we check them closely.
Chimney breasts and the loft
In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.
Prices for chimney surveys in Frinsted
Several things affect the price of a survey:
- If the survey needs thermal imaging or a drone
- Commercial roofs and larger buildings
- Building height and the viewpoints available
- How complicated the roof is, with its valleys, chimneys and parapets
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you’d like to know.
What to tell us when you get in touch
We will normally ask about:
- Your postcode, so we can check access and travel
- Any marks or damp showing indoors
- How the loft is reached, if there is one
- The type of building and roof, such as pitched or flat

What else we do in Frinsted
What we do, step by step
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes an hour or two at a house, as part of a look at the roof around the stack. Rural addresses near Frinsted can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can be seen safely.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- You get a written report with photographs and our recommendations.
Before the survey
- If you are buying, check with the agent that we can get in
- Let us know about any leaks, stains or damp patches you know of
- Leave a clear route to the loft
Booking a survey
We survey roofs on any day of the week. To find a date that works for you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.
Advice
What this survey cannot tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Gas safety checks, which need a Gas Safe registered engineer
- A structural engineer’s assessment
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Frinsted: your questions answered
Does a conservation area affect roof work in Frinsted?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Frinsted?
Yes, Frinsted is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
What do you check on a chimney?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. Everything is written up with photos.
What causes damp on a chimney breast?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or email us and tell us the address and what you’d like to know. We will confirm the price and find a day that suits.
Should a redundant chimney be removed?
A redundant chimney needs looking after like any other. If it’s capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can plan what to do with it.
What happens next?
The report arrives by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
For landlords and managing agents
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
