How a chimney survey works in Frogham
On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We check what can be seen safely and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a photo-illustrated written report and our recommendations. We survey flaunching, chimney breasts and brick chimney stacks, and common reasons people get in touch are signs that a stack is leaning and flaunching that has broken away.
In a village or hamlet like Frogham, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How we price chimney surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Roof area
- Basic, Standard or Premium
- Commercial roofs and larger buildings
- The height of the building and how the roof can safely be seen
Every price we give includes VAT, and the written report is part of the package. Chimney survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Getting in touch
If you can, have these to hand when you get in touch:
- Anything about access we should know
- The property’s address and postcode
- What kind of property and roof it is
- What made you get in touch
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
Frogham: your questions answered
Do you survey roofs for landlords with property near Snowdown station?
Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or send us an email with the address and some details.
Is my home in Frogham listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
What does a chimney survey cover?
The whole stack, as far as it can safely be seen: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
Is Frogham in your area?
Yes. We survey roofs in Frogham and the rest of Kent. For a price, phone 07833 053749 or send us an email.
Does the weather affect the survey?
Light rain does not normally stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Tell us about it as you book and we will plan the survey around it.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Leave it or get it looked at?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Chimney surveys in Frogham: local notes
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Goodnestone Park, about 2.4 miles north, is one of the historic houses in the wider area around Frogham. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Nonington Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Snowdown station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Practical tips
Most of what helps is simple and safe from ground level. A few suggestions:
- Glance at the stacks from the street now and then
- Check with the council before altering a stack in a conservation area or on a listed building
- Note any damp on chimney breasts and when it appears
- Have the flue swept and checked if you use the fire
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Check fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.
What you can safely check yourself
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. It typically takes an hour or two at most homes; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Frogham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Make sure pets are kept safely away
- Show us where any leaks or stains appear
- Unlock side gates and any roof access doors
