Chimney survey in Green Park: what you get
If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We survey chimney breasts, shared and party-wall stacks and flaunching, and common reasons people get in touch are bricks with flaking faces and flashings pulling away from the stack.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Different roofs, different checks
Chimney breasts and the loft
Where a breast has been taken out, we look at what supports the stack. Confirming the support is a job for a structural engineer.
Lead flashings
Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.
What this survey can’t tell you
It is a careful look at the chimney stack, not the whole story. Its limits include:
- Hidden damage within the stack
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
- Whether a stack needs rebuilding on structural grounds
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and doesn’t.
Roof types and parts we check
- Flaunching
- Chimney pots and cowls
- Shared and party-wall stacks
- Brick chimney stacks
- Chimney breasts
- Lead flashings
What happens on the day
We don’t take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. The survey normally takes about one to two hours at a house, as part of a look at the roof around the stack. Older rural homes like those around Green Park can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the roof space.
- You get a written report with photos and recommendations by email.
Before we arrive
- Tell us about parking before the day
- Point out any leaks or damp patches
- Keep pets out of the way during the survey
How to book

Chimney surveys in Green Park: local notes
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With Mapledurham House about 4.6 miles north-west, Green Park sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near St Paul's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Reading Green Park station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Green Park is about 2 miles south of Reading, in Reading. From houses to flats and shops in Green Park, we can survey the roof on a weekday or at the weekend. Green Park is one of the towns and villages in Reading where we work.
Here we cover the RG2, RG30 and RG7 postcode area for chimney surveys. Whether your property is on Sunapee Road, Flagstaff Road and Longwater Avenue or a nearby road, we can survey it. What happens if roof problems are left?
A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Older and listed buildings around Green Park may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.
Why choose Independent Roof Survey in Green Park
- Drones and thermal imaging where applicable
- 5,000+ surveys completed
- We hold a CAA Flyer ID and Operator ID
- An independent view of the roof
What a survey costs
When we price a survey, we consider:
- How tall the building is and how easy the roof is to see
- How many separate roofs there are, such as extensions, dormers and garages
- Roof area
- Whether you choose the Basic, Standard or Premium Survey
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Getting in touch
Before you get in touch, it helps to have:
- What kind of property and roof it is
- How the loft is reached, if there is one
- Where the property is, with the postcode
- Photos of the roof, taken safely from the ground or a window
Not sure which survey you need? The easiest way is to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
Do you need a chimney survey in Green Park?
Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.
Typical things we’re asked to look at include:
- Unused flues sealed without airflow
- Bricks with flaking faces
- Flashings pulling away from the stack
- Staining on walls around the chimney
For businesses in and around places such as The Oracle, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
Questions to ask before booking
- Which limits apply to the survey
- Whether the inside of the roof is included
- How long the report takes to arrive
- Which parts of the roof they’ll actually see
Your questions about chimney surveys in Green Park
Do you cover smaller places like Green Park?
Yes. Green Park is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Can a landlord with a rental near Reading Green Park station book a roof survey?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Can you survey a chimney stack we share with next door?
Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.
Will you go up on the roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Should a redundant chimney be removed?
An unused stack still needs to stay weathertight and ventilated. If it is capped without ventilation, damp can build up inside. Our survey records its condition and how it is capped, so you can decide with a builder what to do.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.
