How we price chimney surveys
When we price a survey, we consider:
- Height and safe access
- Extensions, dormers and garages with roofs of their own
- How complicated the roof is, with its valleys, chimneys and parapets
- How big the roof is
Every price we give includes VAT. Chimney survey starts from £150, including VAT. You will know the price for your survey before booking.
What we need to know
A little information up front helps. Please include:
- Any marks or damp showing indoors
- What kind of property and roof it is
- Whether there’s a loft hatch, a shared roof or tricky access
- Pictures of the roof from a safe spot, if you have them
To book a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We will confirm the price before booking.
How a chimney survey works in Whitley
Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We survey shared and party-wall stacks, lead flashings and flaunching, and the problems we’re asked to look at most are gaps in the mortar around the pots and gaps where the stack meets the roof.
Trees around homes in smaller places like Whitley drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Chimney surveys in Whitley: local notes
If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Living close to Pearman's Copse is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Shop and office owners around The Oracle may find that a roof report helps plan work around trading rather than after a leak. If you look after a building such as John Madejski Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Why get it checked now?
A small amount of repointing or new flaunching is normally a modest job. Leave it, and frost can work the stack loose, and the work grows. Tradespeople may need to travel further to a smaller place like Whitley, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
What you get with us
- Thermal imaging and drone inspection where they help
- PI and public liability insurance
- Over 5,000 surveys carried out
- An independent view of the roof
How it works
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes an hour or two at most homes, with bigger or more complicated roofs taking longer. In a smaller place like Whitley, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- You tell us whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Let us know about parking near the property
- Move anything stored under the loft hatch
- Point out any leaks or damp patches
Getting a price
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or drop us an email with the details.

Surveys for landlords and agents in Whitley
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Landlords and agents in Whitley book surveys as well as householders. The report gives you a dated record of the chimney stack, with photographs.
What a chimney survey doesn’t cover
To be straight with you, there are limits to any roof survey:
- The inside of the flue, which needs a sweep or flue specialist
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
- Checks on boilers, fires or their flues
If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey before you book. The full list of what we check.
Roof types and parts we check
- Brick chimney stacks
- Chimney pots and cowls
- Lead flashings
- Flaunching
- Shared and party-wall stacks
- Chimney breasts
Practical tips
From years of surveys, a few habits stand out:
- Use the report as a baseline for future checks
- Check unused flues are capped with ventilation
- Never climb onto the roof to look at a chimney
- Have the flue swept and checked if you use the fire
You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.
Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.
Your questions about chimney surveys in Whitley
Does a conservation area affect roof work in Whitley?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you survey roofs for landlords with property near Reading Green Park station?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Do you cover Whitley?
Yes. We carry out chimney surveys in Whitley, and the service is the same as everywhere else we work.
How much is a survey?
Prices start from £150, including VAT. We confirm the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or send us an email.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs.
