What a survey costs

We confirm the exact price before you book. These are the things that affect it:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Height and safe access
  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed

All our prices include VAT. Our price is from £150, including VAT. We confirm the exact price before booking.

Helping us price your survey

We’ll typically ask about:

  • The property’s address and postcode
  • When you need the report by
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

How a chimney survey works in Mashbury

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a written report with photos and our recommendations. It suits a single stack on a house as well as several on a larger building. We survey shared and party-wall stacks, flaunching and lead flashings, and common reasons people get in touch are unused flues sealed without airflow and staining on walls around the chimney.

In a village or hamlet like Mashbury, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It normally takes an hour or two at a house, as part of a look at the roof around the stack. In a hamlet or village like Mashbury, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Before the survey

  • Check pets are kept safely away
  • Jot down any questions you want answered
  • Move anything stored under the loft hatch

Local roofs in Mashbury

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and a good many post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you let a flat or house near Chelmsford station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Mashbury Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Mashbury is about 5 miles north-west of Chelmsford, in Essex. If you’re in Mashbury, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Mashbury is one of the towns and villages in Essex we cover for chimney surveys.

Surveys in CM1 are booked the same way as anywhere else. That includes homes and businesses on Mashbury Road and Barrack Road. If you are just outside Mashbury, we cover Good Easter (2 miles west), Chalk End (2 miles south-west), Boyton Cross (2 miles south), Roxwell (3 miles south) and Margaret Roding (3 miles west). Within a short drive, we also cover Chelmsford (5 miles south-east), Basildon (15 miles south), Braintree (10 miles north-east), Harlow (12 miles west), Brentwood (12 miles south) and Maldon (13 miles east).

Around Mashbury

Rendered stacks

Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.

Brick stacks

Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

What this survey cannot tell you

A survey is a proper look at the chimney stack, but it cannot do everything. Its limits include:

  • What’s inside the brickwork or behind render, without opening up
  • Areas we cannot view from safe positions
  • Whether a gas appliance or its flue is safe

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and does not.

Mashbury questions

I let a flat near Chelmsford station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and some details.

Is my home in Mashbury listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

What happens after the survey?

You’ll get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.

How do I book a survey in Mashbury?

Just ring 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Can you find out why my chimney breast is damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping, and record what we find.

Landlord and commercial surveys in Mashbury

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
