About our chimney survey in Sandwich Bay Estate

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photographs and recommendations. We are often asked to look into pots or cowls that look unsafe and staining on walls around the chimney, across brick chimney stacks, shared and party-wall stacks and chimney pots and cowls.

Older buildings in small places like Sandwich Bay Estate may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the chimney stack on the day we saw it. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

How the survey changes by roof type

Brick stacks

Many older stacks were built with lime mortar. We note where repairs should match the original mortar.

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Poor capping can lead to damp inside the stack.

Landlords, agents and block managers in Sandwich Bay Estate

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Honest limits

It is useful to know what a survey won’t do before booking:

  • The inside of the flue, which needs a sweep or flue specialist
  • Areas we cannot view from safe positions
  • Conditions inside walls

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

  • Lead flashings
  • Chimney breasts
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Brick chimney stacks

What we do, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. Rural addresses near Sandwich Bay Estate can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Glance at the stacks from the street now and then
  • Note any damp on chimney breasts and when it appears
  • Use a Gas Safe registered engineer for gas appliances

Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

Chimney surveys in Sandwich Bay Estate: local notes

Sandwich Bay Estate is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Sandwich station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Sir Roger Manwood's School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Walmer Castle lies about 4.6 miles south, so building around Sandwich Bay Estate goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

Sandwich Bay Estate is about 4 miles north of Deal, in Kent. Surveys in Sandwich Bay Estate work the same way as everywhere we cover: a proper look at whatever is safely visible, photographs and a clear written report.
