Chimney surveys for homes and businesses in Shorne
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check everything that’s safely in view and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a written report with photos and what we recommend. Common reasons to book are bricks with flaking faces and cracked or missing flaunching, on lead flashings, brick chimney stacks and chimney pots and cowls.
Some older homes in villages like Shorne are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Surveys for landlords and agents in Shorne
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
Local roofs in Shorne
The coast is about 3 miles or less from Shorne, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. About 2.3 miles south-west lies Cobham College, a reminder of how long the area around Shorne has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building like Shorne Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Church of St Peter and St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Higham station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

What we look for on each type of roof
Lead flashings
Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.
Flaunching
Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.
Common questions in Shorne
Is Shorne within the area you cover?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Can a landlord with a rental near Higham station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or email us with the details, and we’ll talk through which survey suits.
What should I do with a chimney I do not use?
There is no single answer. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.
Are you structural engineers?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Can you survey a chimney stack we share with next door?
Yes. We inspect everything that’s safely in view and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.
How long does the survey take?
Most surveys take roughly 1–2 hours at most homes, and more on a big or complicated roof. We’ll confirm the timing as you book.
How it works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at most homes, and about three to four hours for a commercial roof. If you have questions on the day, just ask. Rural addresses near Shorne can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
Before we arrive
- Keep pets inside or away from the areas we are looking at
- Find any records of previous roof work
- Leave side gates unlocked

Tips that help
Nothing here needs a ladder. Our suggestions:
- Make sure fixings on the stack are secure
- Leave close inspection to people with safe access
- Ask for ventilated caps on redundant stacks
- Use a Gas Safe registered engineer for gas appliances
With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.
Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.
What affects the cost of chimney surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- The roof’s overall size
- The package you choose: Basic, Standard or Premium
- Building height and the viewpoints available
- Features like valleys, chimneys, dormers and parapets
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
Booking your survey
What helps most when you contact us:
- The type of building and roof, such as pitched or flat
- Your postcode, so we can check access and travel
- Whether there’s a loft hatch, a shared roof or tricky access
- Your timetable, like an exchange date
When you’re ready to go ahead, phone 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
What you can safely check yourself
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
