Can I check my roof myself?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Chimney survey in Spanish Green: what you get
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a written report with photos and what we recommend. If you are worried about disused chimneys trapping moisture and loose, cracked or missing pots, a survey will tell you what’s going on, on chimney breasts, lead flashings and shared and party-wall stacks alike.
In a village or hamlet like Spanish Green, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step
The visit has one job: to see as much of the chimney stack as can safely be seen and record it clearly. Notes and photos go into the written report. The visit normally takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. Cottages and farmhouses around Spanish Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
How to prepare
- Note where any stains or damp appear
- Leave side gates unlocked

Advice
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
Chimney surveys around Spanish Green
A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. With Stratfield Saye House about 1.8 miles north, Spanish Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Church of St Mary the Blessed Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Bramley (Hants) station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Daneshill School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Spanish Green questions
Do you cover smaller places like Spanish Green?
Yes. Spanish Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Do you survey roofs for landlords with property near Bramley (Hants) station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Our stack is shared. Can you still survey it?
Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.
How long is the visit?
Expect it to take an hour or two on an ordinary house, though large, tall or awkward roofs take more time. You’ll then get the report by email.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Will you check the chimney is safe to use with a fire?
No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.
Tips that help
You do not need to be a roofer to help. Here’s what helps most:
- Photograph damp patches with the date
- Have the flue swept and checked if you use the fire
- Remove aerials or dishes from the stack if they’re no longer needed
- Leave close inspection to people with safe access
If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on from the viewpoints we used.
Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.
How we price chimney surveys
A few things affect what a survey costs:
- Whether you choose the Basic, Standard or Premium Survey
- How big the roof is
- Whether thermal imaging or a drone is needed
- Commercial roofs and larger buildings
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.
What we need to know
If you can, have these to hand when you get in touch:
- Any deadline, such as an exchange date
- The type of building and roof, like pitched or flat
- Your postcode, so we can check access and travel
- Any stains, drips or damp patches you’ve seen indoors
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or email us with the address and the days you’d prefer.
What happens if roof problems are left?
A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. Older cottages and farmhouses around Spanish Green can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
