Chimney survey in Tiptree Heath: what you get

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. We survey lead flashings, brick chimney stacks and chimney pots and cowls, and common reasons people get in touch are flaunching that has broken away and mortar washing out of the joints.

In a small place like Tiptree Heath, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens on the day

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. In a small place like Tiptree Heath, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Advice

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Common questions in Tiptree Heath

Does a conservation area affect roof work in Tiptree Heath?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Kelvedon station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

Which parts of the chimney do you look at?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the roof space where we can reach. Everything is written up with photographs.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

Do you need to go on the roof to check the chimney?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.

When to book a survey in Tiptree Heath

Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.

These are some of the problems a survey can pick up:

  • Damp patches on chimney breasts
  • A chimney out of line
  • Spalled or crumbling bricks
  • Flaunching that has broken away

Anyone responsible for a site like Tiptree Heath Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Before you book any roof surveyor

  • Will they check the loft as well as the outside?
  • Is VAT included in the price?
  • How they plan to inspect the roof safely
  • Their insurance cover

What to expect from a roof survey

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Why act early in Tiptree Heath

If you are thinking of removing or reducing a stack, it helps to know its condition first. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Useful tips for Tiptree Heath property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Use a Gas Safe registered engineer for gas appliances
  • Leave close inspection to people with safe access
  • Check unused flues are capped with ventilation

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

Roofs, chimneys and gutters in Tiptree Heath

Tiptree Heath is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. The wider area around Tiptree Heath has a long history of building, with Layer Marney Tower about 3.2 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Living close to Tiptree Parish Field is pleasant, but mature trees mean leaves in gutters and valleys each autumn. The streets around a church like Church of St Luke are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
