Drone roof surveys around Aythorpe Roding

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. About 2.7 miles north-west lies Barrington Hall, a reminder of how long the area around Aythorpe Roding has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Rodings Primary School: a view from above covers a wide roof far faster than walking it.

How a drone roof survey works in Aythorpe Roding

A drone shows the outside of a roof very well, but it can’t see under the coverings or into the loft. Where there is safe access, we look in the roof space too, because the underside tells its own story. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. Where the loft cannot be reached safely, we note it. If you’ve noticed cracked slates and tiles out of sight from below and debris building up in hidden gutters, a survey will tell you what’s going on, whatever the roof.

In a small place like Aythorpe Roding, open ground can mean strong wind. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we are asked to look at in Aythorpe Roding

The top of a stack is the most exposed part of many roofs. Cracked flaunching, loose pots and eroded pointing are often invisible from below. Close-up drone photos show their condition.

A survey makes sense if you’ve noticed:

  • Hidden gutters full of leaves
  • Blistered or cracked flat roof coverings
  • Cracked slates and tiles out of sight from below
  • Tired mortar and pots at the top of a stack

If your home is one of the older ones in the streets near Parish Church of St Mary, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What to expect from a roof survey

What a survey costs

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone

Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Helping us price your survey

Here’s what helps us most when you contact us:

  • What’s prompted the survey
  • Any photos you have, taken from the ground or a window
  • Your timetable, such as an exchange date
  • Where any leaks, stains or damp patches show inside

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or send us an email.

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes between one and two hours for a house, with bigger or more complicated roofs taking longer. Older rural homes like those around Aythorpe Roding can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start by checking the airspace and any restrictions at your address.
  2. We arrange any permission that’s needed before we fly.
  3. On the day, we check the weather and the site before flying.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. We email a written report with the photographs and our recommendations.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Unlock side gates and any roof access doors
  • Have any paperwork from past roof work to hand

Advice

Your questions about drone roof surveys in Aythorpe Roding

Is my home in Aythorpe Roding listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is Aythorpe Roding within the area you cover?

Yes. Aythorpe Roding is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you fly a drone in central London?

Parts of central London are restricted, including areas over Hyde Park, the City of London and the Isle of Dogs, where flights need permission from NATS. We check before every flight and seek permission where needed.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

What if it’s windy or raining on the day?

High wind or heavy rain stops a flight. Whether we can fly depends on the conditions on the day. If we can’t fly, we’ll arrange another day or inspect by other means.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Roof by roof

Chimney stacks

Chimney tops are hard to see from ground level. A drone gets close to the pots, flaunching, pointing and flashings, so cracks and gaps are clear.

Flat roofs on tall buildings

Leaks often start at outlets, edges and around plant. They’re all captured in close-up, as far as the flight allows.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a drone roof survey doesn’t cover

It helps to know what a survey won’t do before booking:

  • Anything inside the loft or under the coverings
  • Close-up photos of next door’s property
  • Whether the roof structure meets design loads

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.
