Drones, thermal imaging and Baythorne End roofs
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.
Take a building like Stoke College: a drone or thermal camera can show a large roof in a single visit. For an older house near a landmark such as Church of St Leonard, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Drone roof surveys for homes and businesses in Baythorne End
Drone roof surveys are available in Baythorne End and throughout London and the South East, subject to airspace checks and the weather. Flights take place on weekdays and at weekends. We check the airspace for your address before booking a flight. You get a written report with close-up photographs and recommendations. To check whether your roof suits a drone survey, phone 07833 053749 or email us with the address. We survey tall and steep roofs, chimney stacks and large and complex roofs, and people most frequently book us about coverings that have slipped high up on the roof and storm damage on steep or tall roofs.
Some older homes in villages like Baythorne End are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What happens on the day
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours for a house, and about three to four hours for a commercial roof. Cottages and farmhouses around Baythorne End often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start with the address and what you’d like checked.
- Any flight restriction at the address is checked, with permission requested if required.
- We assess the conditions and the take-off spot first.
- Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
- You receive a written report with the photos and our recommendations.
Before the survey
- Dig out any old roof reports or invoices
- Leave side gates unlocked
- Make sure the loft hatch can be reached

Advice
Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Let neighbours know about the flight if your roof is shared
- Clear a spot on the drive or lawn
- Shut pets inside while we fly
- Allow time for permission if you are in a flight restriction zone
The Premium Survey report comes the same day. It includes the drone photos where a flight was possible.
Don’t block the vents at the eaves. Poor airflow lets condensation build up. Make sure insulation doesn’t block the airflow.
Different roofs, different checks
Flat roofs on tall buildings
Felt frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We record the signs of age we can see.
Large commercial roofs
Big roofs on offices, warehouses and units take time to inspect. The drone covers the roof area by area.
Baythorne End questions
Is Baythorne End within the area you cover?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Are there drone restrictions around Baythorne End?
The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll plan the survey around it.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
How long is the visit?
Time on site depends on the roof; most visits take between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. The written report follows by email.
Will you go up on the roof?
Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.
What we cannot see
It’s useful to know what a survey will not do before you book:
- Neighbouring roofs the owner hasn’t asked us to survey
- Structural calculations (that is a structural engineer’s job)
- What’s under the slates, tiles or felt
If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before booking. What our survey covers.

Checking the roof from ground level
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
