How a drone roof survey works in Broad Street

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They’re useful where walking on the roof could damage it or is not safe. You get close-up views without anyone setting foot on the roof. Ahead of the visit, we check the address for any airspace restrictions that apply. If a drone isn’t the right tool, we will say so. If you’re worried about chimney tops in poor condition and gaps where slates or tiles have gone, a survey will tell you what’s going on, on fragile roofs, flat roofs on upper floors and large and complex roofs alike.

Villages like Broad Street often stand in open country, where wind can be strong. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Airspace, weather and Broad Street roofs

Every flight is checked against the Drone Safety Map first. Historic houses like Leeds Castle, about 2.3 miles south, show how far back building in the area around Broad Street goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours at a house, including the airspace and weather checks before take-off. In a hamlet or village like Broad Street, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. Where there is safe access, we check the loft as well.
  5. You get photos, findings and clear recommendations.

How to prepare

  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets out of the way during the survey

When you need someone else

It is useful to know what a survey won’t do before you book:

  • Structural calculations (that is a structural engineer’s job)
  • Photos in conditions too poor to fly
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.

What this survey covers

  • Valleys and parapet gutters
  • Fragile roofs
  • Tall and steep roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Large and complex roofs

Leave it or get it looked at?

Photographing a roof from the air doesn’t touch it. Fragile slates and tiles stay as they are, so the survey doesn’t create new problems. Outbuildings and barns around Broad Street are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

How the survey changes by roof type

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. A drone shows cracked mortar and loose ridge tiles.

Flat roofs on tall buildings

Leaks often start at outlets, edges and around plant. We photograph them closely.

Questions from Broad Street

Will you come out to Broad Street?

Yes, Broad Street is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Are there drone restrictions around Broad Street?

That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Can you survey in bad weather?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

When to book a survey in Broad Street

Height and steep pitches make close inspection risky. Tall townhouses, blocks of flats and offices are typical. A drone gets close-up views from a safe position on the ground.

We’re frequently asked to look at:

  • Flashings that have come away
  • Ponding and splits on a high flat roof
  • Coverings that have slipped high up on the roof
  • Moss building up on slopes and in gutters

Whatever the street in Broad Street, a roof costs least to look after when faults are caught early.

Questions to ask before you book

  • What exactly goes into their report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether VAT is in the quoted price
  • What they won’t be able to tell you

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Clear a spot on the drive or lawn
  • Tell next door if the drone will be near their property
  • Book early if you’re near an airport
  • Let us know what you want to see

Premium also includes a 12-month follow-up. It shows whether anything has moved or worn since the first visit, and whether work has done its job.

Check the loft now and then, with care and a good torch. The underside frequently shows problems before the outside does. Photograph anything new.
