Drone roof surveys for homes and businesses in Charndon

Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Central London has restricted areas of its own, which need NATS permission. If we can’t fly, we use other safe vantage points instead and tell you. Prison sites also have drone restriction zones. Typical surveys look at debris building up in hidden gutters and damage after a storm that can’t be seen from below, on flat roofs on upper floors, chimney stacks and valleys and parapet gutters.

In a village or hamlet like Charndon, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at before the visit, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a survey costs

Several things affect the price of a survey:

  • Chimneys, valleys, parapets and other details
  • How big the roof is
  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £400, including VAT. Size, height and access decide where your roof falls.

What to let us know when you contact us

Getting the details right at the start saves time. It helps to include:

  • Any photos you have, taken from ground level or a window
  • Dates you are working to, such as exchange
  • Anything about access we should know
  • Your postcode, so we can check access and travel

To book a survey, call 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes about 1–2 hours at a house, including the airspace and weather checks before take-off. Somewhere as small as Charndon, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, we check the address for flight restrictions.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

Leave it or get it looked at?

Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Finding them now means less to put right, whatever height the roof is. In a small place like Charndon, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.

Airspace, weather and Charndon roofs

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. Claydon House, about 3 miles east, is one of the historic houses in the wider area around Charndon. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Charndon is about 6 miles east of Bicester, in Oxfordshire. Whether the building in Charndon is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Across Oxfordshire, we cover Charndon and the places around it. We also survey roofs in Oxford.

Every address in OX27 is covered for drone roof surveys. Streets in the area include Main Street, Spencer Gardens and Wootton Green, all of which we cover. If you’re just outside Charndon, we cover Calvert (1 mile east), Twyford (1 mile north), Poundon (2 miles north-west), Marsh Gibbon (2 miles south-west) and Hillesden (3 miles north). Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we are asked to look at in Charndon

After storms, owners want to know what has moved. It’s hard to tell from below what has shifted. A drone shows what has slipped, lifted or gone.

A survey makes sense if you’ve noticed:

  • Blocked valleys and parapet gutters
  • Ridge pieces that have lifted
  • Blistered or cracked flat roof coverings
  • Chimney tops in poor condition

The streets around a church like Church of St Michael are frequently among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps.

Before you book anyone

  • Will they check the loft as well as the outside?
  • What the report includes, and whether it has photographs
  • Their report turnaround times
  • Whether any drone flown is registered with the CAA

Questions from Charndon

How do I find out if my home in Charndon is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are there drone restrictions around Charndon?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone cannot fly safely in high wind or heavy rain.

Do you look in the loft space?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

How long is the visit?

Time on site depends on the roof, but most surveys take an hour or two for a house, and more on a big or complicated roof. The written report follows by email.

Do you work in Charndon?

Yes, we do. We carry out drone roof surveys in Charndon, and the service is the same as everywhere else we work.

Are you insured?

We hold professional indemnity and public liability insurance.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

Before and after the survey

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:

  • Be ready to move the date if the weather turns
  • Mention anything you’ve noticed on the roof
  • Share the postcode so we can check for restrictions
  • Tell next door if the drone will be near their property

The report gives any roofer you ask to quote a clear brief. The photos show the location and extent of every problem.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.
