How a drone roof survey works in Cobham

Our price is from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. It also includes a follow-up after 12 months. We’ll tell you if a drone is not the right tool for your roof. Every drone survey comes with a written report and close-up photographs. We survey large and complex roofs, flat roofs on upper floors and chimney stacks, and the problems we’re asked to look at most are plant growth and moss on the roof and slates or tiles shifted by high winds.

Older buildings in small places like Cobham may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What a drone roof survey looks like in Cobham

Cobham is within about 5 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Take a building like Cobham Primary School: a drone or thermal camera can show a large roof in a single visit. If you live in an older home near Parish Church of St Mary Magdalene, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.

Cobham is about 3 miles south of Gravesend, in Kent. Cobham is part of the area we cover across London and South East England. Cobham is one of the places in Kent we cover. For surveys nearby, see our Maidstone page.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take about one to two hours on an ordinary house, or half a day or so for a commercial building. Older rural homes like those around Cobham can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start by checking the airspace and any restrictions at your address.
  2. If permission is needed, we ask for it before the visit.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. We email a written report with the photographs and our recommendations.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Make sure we can get to the back of the property
  • Show us where any leaks or stains appear

Advice

What we’re asked to look at in Cobham

From the pavement, most of a tall roof is out of sight. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years.

Signs worth acting on include:

  • Worn lead at chimneys and walls
  • Storm damage on steep or tall roofs
  • Outlets choked with leaves and silt
  • Tired mortar and pots at the top of a stack

Cobham College, about 0.2 miles south-west, is one of the historic houses in the wider area around Cobham. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether you get a written report with photos
  • Is there a chance to talk the report through?
  • Their insurance cover

What’s in a roof survey

What we cannot see

It’s a careful look at the roof, not the whole story. Its limits include:

  • A flight where airspace permission is refused
  • A flight on a day when the weather isn’t safe
  • Neighbouring roofs the owner hasn’t asked us to survey

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

What we look at

  • Flat roofs on upper floors
  • Chimney stacks
  • Tall and steep roofs
  • Valleys and parapet gutters
  • Fragile roofs
  • Large and complex roofs

Why it is worth a survey now in Cobham

With drone photos, everyone can see the same thing. They show the location and extent of each defect, which helps when you ask for quotes. Where a roof is exposed, as many are in small places like Cobham, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

Why book with us

  • Thermal imaging and drones used where they help

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Clear a spot on the drive or lawn
  • Tell next door if the drone will be near their property
  • Move stored items away from the hatch
  • Let us know what you want to see

Your report arrives by email, including the close-up photos taken by the drone. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Keep the roof space ventilated. Condensation in the loft can damage timbers and insulation, and it is something only an inside check will show. Check insulation doesn’t block the airflow.

Questions from Cobham

Can you fly a drone over a roof in Cobham?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first. Strong wind or a downpour also stops a small drone flying.

Is my home in Cobham listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you look in the roof space?

Typically, if there is one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

What happens next?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we will explain what’s needed.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

How many surveys have you done?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
