Drone roof surveys for homes and businesses in Hexton

Before any flight, we check the airspace. Flight restriction zones around airports like Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we cannot fly, we use other safe vantage points instead and tell you. Prisons have their own drone restriction zones too. We survey valleys and parapet gutters, flat roofs on upper floors and fragile roofs, and people most often book us about storm damage on steep or tall roofs and coverings that have slipped high up on the roof.

In a village or hamlet like Hexton, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at ahead of the visit, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Different roofs, different checks

Valleys and parapet gutters

Blocked outlets in hidden gutters cause many leaks. We check outlets and photograph any build-up.

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. From above, we can see loose ridges and missing mortar.

Hexton questions

Is Hexton within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Are there drone restrictions around Hexton?

Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Does the report include photos?

Yes. We photograph the roof as we go, and they go into the written report.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What does a roof survey cost?

Our price is from £400, including VAT. The final figure depends on the roof and the package you choose.

What we’re asked to look at in Hexton

The top of a stack is the most exposed part of many roofs. Cracked flaunching, loose pots and eroded pointing are often invisible from below. A drone gets close enough to see them in detail.

Things that often lead to a survey include:

  • Ridge and hip pieces working loose
  • Lead work pulling away at abutments
  • Plant growth and moss on the roof
  • Slates or tiles shifted by high winds

Anyone responsible for a site like Hexton Junior Mixed and Infant School will know that a view from above covers a wide roof far faster than walking it.

Before you book anyone

  • Which parts of the roof they’ll actually see
  • What they will not be able to tell you
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will the report include photos?

What’s in a roof survey

When you need someone else

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Flights in a restricted zone without permission
  • Close-up photos of next door’s property
  • What’s under the slates, tiles or felt

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

Airspace, weather and Hexton roofs

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Steep or complicated roofs are frequently hard to see from ground level, which is where aerial photos and thermal images help. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

Harlington Manor, about 4.3 miles west, is one of the historic houses in the wider area around Hexton. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. For an older house near a landmark such as Church of St Faith (Church of England), steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps.

Why act early in Hexton

Photos from a drone survey show how the roof looks today. Next time, you can compare and see what has moved or worn. It helps when you plan ahead. Outbuildings and barns around Hexton are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for your survey before you book.

How the survey works

After the inspection, everything we found is written up as a written report with photos. As for time on site, it typically takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Cottages and farmhouses around Hexton often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We start by making sure a drone flight makes sense for the roof.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. Where there’s safe access, we check the loft as well.
  5. Everything is written up, with the aerial photos and our advice.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Point out any leaks or damp patches

Advice

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
