We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

Drone roof survey in Lee Gate: what you get

From the air, the outer surfaces are clear, but it can’t see under the coverings or into the loft. We check the loft from inside where it is safe, because the underside tells its own story. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there is no safe loft access, the report says so. Common reasons to book are ponding and splits on a high flat roof and moss building up on slopes and in gutters, across fragile roofs, chimney stacks and flat roofs on upper floors.

In a village or hamlet like Lee Gate, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are looked at ahead of the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

Checking the roof from ground level

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Common roof problems in Lee Gate

Hidden gutters and valleys are easy to overlook. Debris collects where nobody looks, until water overflows inside. A drone shows them clearly from above.

These are some of the problems a survey can pick up:

  • Eroded pointing on a chimney stack
  • Flat roofs on upper floors that hold water
  • Moss building up on slopes and in gutters
  • Slipped or missing slates on a high roof

If you look after a building such as Lee Common Church of England School, thermal images can show where wet insulation sits under a big flat roof.

Choosing a roof surveyor

  • How soon the report will arrive
  • Which viewpoints they use to see the roof
  • Whether you can ask questions once you have the report
  • Whether VAT is added on top

What a good roof survey covers

Airspace, weather and Lee Gate roofs

We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Every flight is checked against the Drone Safety Map first.

The streets around a church such as Old Church of St John the Baptist are frequently among the oldest in a place, and if your home is one of the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. With Cholesbury Manor House about 2.2 miles north-east, the area around Lee Gate has a long history. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Lee Gate: your questions answered

Will you come out to Lee Gate?

Yes. Lee Gate is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is my home in Lee Gate listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Will you photograph next door’s garden?

We keep the camera on the roof we’re surveying. We inspect only the roof you’ve asked about. A word with next door beforehand is a good idea.

How do I book a survey in Lee Gate?

The quickest way is to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will point you to the right survey. Surveys run on weekdays and at weekends.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for most houses; commercial roofs usually need 3–4 hours. You are welcome to ask questions while we are there. Around Lee Gate, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it ahead of the visit.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • If you’re buying, check with the agent that we can get in
  • Make sure the loft hatch can be reached
  • Jot down any questions you want answered

Different roofs, different checks

Flat roofs on tall buildings

Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We record the signs of age we can see.

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. With a drone, nobody has to go near them.

Leave it or get it looked at?

Close-up photos make conversations with roofers clearer. They show the location and extent of each defect, which helps when you ask for quotes. Outbuildings and barns around Lee Gate are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
