Drone roof surveys in Ley Green

Drone roof survey in Ley Green

We fly a sub-250g drone, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. We never fly where it is not safe. If you are worried about ridge pieces that have lifted and vegetation in valleys and gutters, a survey will tell you what’s going on, on flat roofs on upper floors, fragile roofs and large and complex roofs alike.

Older buildings in small places like Ley Green may be listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Surveys for landlords and agents in Ley Green

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.

What affects the cost of drone roof surveys

Prices vary from roof to roof, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Booking your survey

When you call or email, these details help:

  • Your postcode, so we can check access and travel
  • Your timetable, like an exchange date
  • What made you get in touch
  • Pictures from the garden or a window, if you have them

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or email us.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours at a house, including the airspace and weather checks before take-off. Cottages and farmhouses around Ley Green frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

How to prepare

  • Clear the way to the loft hatch
  • Point out any leaks or damp patches
  • Agree roof access with the managing agent if it’s shared

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Mention anything you’ve noticed on the roof
  • Be ready to move the date if the weather turns
  • Let neighbours know about the flight if your roof is shared
  • Expect a little longer if permission is needed

With the Premium Survey, the report arrives the same day. It includes the drone photos where a flight was possible, alongside the other checks in the package.

Look at the roof from ground level after strong winds. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.

What we can’t see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Flying in a flight restriction zone without the airport’s permission
  • Close-up photos of next door’s property
  • Flights in strong wind or heavy rain

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

What we check

  • Tall and steep roofs
  • Valleys and parapet gutters
  • Fragile roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Large and complex roofs

Flying and imaging in Ley Green

The flight restriction zone around Luton Airport comes within about 1 mile of Ley Green. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Take a building like Preston Primary School: thermal images can show where wet insulation sits under a big flat roof. For an older house near a landmark such as Church of St Mary, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Knebworth House, about 4.9 miles south-east, is one of the historic houses in the wider area around Ley Green. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Your questions about drone roof surveys in Ley Green

Does a conservation area affect roof work in Ley Green?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can you fly a drone over a roof in Ley Green?

Typically it comes down to two things: the airspace at the address and the weather. Ley Green is about 1 mile from the edge of the flight restriction zone around Luton Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The flight also waits for calm, dry weather.

Is Ley Green in your area?

Yes. Our area covers London and South East England, and that includes Ley Green.

How do I book a survey in Ley Green?

To book, ring 07833 053749 or send us an email and tell us the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

How long is the visit?

Time on site depends on the roof; most visits take between one and two hours at a house, including the airspace and weather checks before take-off. The report is sent afterwards by email.
