Drone roof survey in Little Braxted

Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we can’t fly, we use other safe vantage points instead and explain why. Prisons have their own drone restriction zones too. If you’ve noticed wind damage high on the roof and lifted or split lead flashings, we can find out what’s behind it.

Somewhere as small as Little Braxted, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

When to book a survey in Little Braxted

Not every roof can take a person’s weight. Older slates and tiles break easily, and some sheet roofs are fragile. With a drone, the roof is photographed without anyone stepping on it.

Typical things we are asked to look at include:

  • Loose ridge and hip tiles
  • Lead work pulling away at abutments
  • Cracked flaunching or loose chimney pots
  • Blocked valleys and parapet gutters

For an older house near a landmark like Church of St Nicholas, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Questions to ask before you book

  • What they will not be able to tell you
  • Whether VAT is added on top
  • Their drone registration, if they fly one
  • Will they check the loft as well as the outside?

What a roof survey includes

Drone roof surveys around Little Braxted

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Every flight is checked against the Drone Safety Map first.

Take a building like Maltings Academy: big roofs are where close-up aerial shots and thermal images show the most at once.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether the roof structure meets design loads
  • Flying in a flight restriction zone without the airport’s permission
  • Anything inside the loft or under the coverings

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. What a survey covers and does not.

What we look at

  • Large and complex roofs
  • Tall and steep roofs
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Fragile roofs
  • Chimney stacks

How it works

After the inspection, everything we found is written up as a photo-illustrated written report. As for time on site, it usually takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Somewhere as small as Little Braxted, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by making sure a drone flight makes sense for the roof.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. We also look inside the roof space where it is safe.
  5. The report sets out what we found, with photos and recommendations.

Why get it checked now?

Planning roof work without seeing the roof is a gamble. You get photos of every part we can see. You can tackle the urgent items first. Older cottages and farmhouses around Little Braxted can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Every price we give includes VAT. Our price is from £400, including VAT. You will know the price for your survey before you book.

Little Braxted questions

Is Little Braxted within the area you cover?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Is drone flying allowed in Little Braxted?

That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first. Strong wind or a downpour also stops a small drone flying.

How long will you be at the property?

It normally takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. You will then get the report by email, on the timescale of your package.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Allow time for permission if you are in a flight restriction zone
  • Expect us to rearrange if it’s too windy or wet
  • Let us know what you want to see
  • Keep pets indoors during the flight

The Premium Survey includes an in-person consultation to talk through the photographs and findings. It is a chance to ask about anything in the report.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone survey can show what has shifted.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
