When to book a survey in Little Walden

Strong winds can lift slates, tiles and ridge pieces. It is hard to tell from below what has shifted. A drone shows what has slipped, lifted or gone.

Signs worth acting on include:

  • Cracked mortar along the ridge
  • Slipped or missing slates on a high roof
  • Storm damage on steep or tall roofs
  • Standing water on a flat roof

Take an older house close to St John: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps.

Questions to ask before booking

  • How they plan to inspect the roof safely
  • Their track record with similar roofs
  • What insurance they carry
  • What’s outside the scope of the survey

What’s in a roof survey

Drone roof surveys for homes and businesses in Little Walden

We fly a sub-250g drone, and we’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. We never fly where it isn’t safe. If you’ve noticed loose ridge and hip tiles and flat roofs on upper floors that hold water, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Little Walden, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Little Walden questions

Do you cover smaller places like Little Walden?

Yes, Little Walden is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Is drone flying allowed in Little Walden?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

What happens next?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when booking and we’ll explain what’s needed.

What a drone roof survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Flying in a flight restriction zone without the airport’s permission
  • Flights in high wind or heavy rain
  • A structural engineer’s report

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Large and complex roofs
  • Valleys and parapet gutters
  • Fragile roofs
  • Chimney stacks
  • Tall and steep roofs
  • Flat roofs on upper floors

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take an hour or two for a house, and about three to four hours for a commercial roof. Somewhere as small as Little Walden, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. Where there’s safe access, we check the loft as well.
  5. You get photos, findings and clear recommendations.

Before we arrive

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Find any records of previous roof work
  • Tell us where we can park nearby

Advice

How we price drone roof surveys

Not every roof costs the same to survey, for these reasons:

  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building
  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

A few details help us recommend the right survey and price. When you contact us, let us know:

  • Access details, such as a loft hatch or a shared roof
  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date

Not sure which survey you need? It’s easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What happens if roof problems are left?

A drone survey disturbs nothing on the roof. Fragile slates and tiles stay as they are, so you see the roof exactly as it is. For older village homes like those around Little Walden, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
