Drone roof surveys in Meriden

What we do, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes about 1–2 hours at a house, including the airspace and weather checks before take-off. A visit to a smaller place like Meriden is no different on the day: we look from ground level, from windows, from the loft and from the roof where it is safe. It helps to show us anything you’ve already noticed.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. If the loft can be reached safely, it is checked too.
  5. You get photos, findings and clear recommendations.

Drone roof survey in Meriden

We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. We keep it in sight throughout, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. Safety comes first on every visit. Typical surveys look at outlets choked with leaves and silt and moss building up on slopes and in gutters, on large and complex roofs, valleys and parapet gutters and tall and steep roofs.

Around Meriden, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

What affects the cost of drone roof surveys

When we price a survey, we consider:

  • Basic, Standard or Premium
  • The shape of the roof and its details
  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages

All our prices include VAT. Our price is from £400, including VAT. You’ll know the price for your roof before booking.

Booking your survey

Getting the details right at the start saves time. Please include:

  • What kind of property and roof it is
  • What’s prompted the survey
  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date

Not sure which survey you need? It’s easiest to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Meriden questions

Is my home in Meriden listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Meriden within the area you cover?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What does a roof survey cost?

Our price is from £400, including VAT. You’ll know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or send us an email.

Does the weather affect a drone survey?

Safety comes first, so the weather decides. Strong wind and heavy rain both rule out flying. If the weather turns, we’ll discuss another date.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Roof by roof

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. It’s almost impossible to see from ground level, but it’s plain to see from the air.

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. We record what we see of their condition.

Common roof problems in Meriden

Many roofs are never seen properly from ground level. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years.

Things that often lead to a survey include:

  • Outlets choked with leaves and silt
  • Slates or tiles shifted by high winds
  • Slipped or missing slates on a high roof
  • Ponding and splits on a high flat roof

For businesses in and around places such as Charter Place, large commercial roofs are often easiest to see by drone or thermal camera.

Before you book anyone

  • Their track record with similar roofs
  • Are they insured for the work?
  • Is VAT included in the price?

What a good roof survey covers

Airspace, weather and Meriden roofs

Elstree Aerodrome is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. Within a mile and a half or so of Meriden there are several hotels, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.

Anyone responsible for a site like The Grove Academy will know that a view from above covers a wide roof far faster than walking it. With High Elms Manor about 1.6 miles north, the area around Meriden has a long history. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Why get it checked now?

A drone survey disturbs nothing on the roof. Nothing is cracked or dislodged by footsteps, so the survey does not create new problems. Homes in smaller places like Meriden can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Drone roof survey starts from £400, including VAT.
