What we look for on each type of roof
Valleys and parapet gutters
A butterfly roof drains to a central valley gutter. You cannot see it from the street at all, but it’s plain to see from the air.
Ridges and hips
Wind lifts loose ridge and hip tiles. Finding them early keeps them from coming down.
About our drone roof survey in Sheet Hill
Tall, steep, large or fragile roofs can’t always be inspected up close. A drone takes close-up photographs of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly. Everything we find goes into a written report with photos. It is also a good option where walking on the roof could break slates or tiles. If we can’t fly, we tell you why. We survey fragile roofs, tall and steep roofs and chimney stacks, and the problems we’re asked to look at most are plant growth and moss on the roof and damage after a storm that can’t be seen from below.
Older buildings in small places like Sheet Hill may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Questions from Sheet Hill
How do I find out if my home in Sheet Hill is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you fly a drone over a roof in Sheet Hill?
That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain.
Will you walk on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.
How much is a survey?
Prices start from £400, including VAT. We confirm the exact price before you book, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or drop us an email.
What do I do with the report?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Does the report include photographs?
Yes. Photographs are part of every report, so you can see exactly what each finding refers to.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
What this survey can’t tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- A structural engineer’s report
- Photos in conditions too poor to fly
- Flights in a restricted zone without permission
If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.
What we check
- Valleys and parapet gutters
- Fragile roofs
- Flat roofs on upper floors
- Tall and steep roofs
- Large and complex roofs
- Chimney stacks
The survey, step by step
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. Older roofs in small places like Sheet Hill can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- We start by making sure a drone flight makes sense for the roof.
- A date is fixed, with a fallback in case the weather turns.
- Aerial photos are taken of your roof only, not the neighbours’.
- If the loft can be reached safely, it’s checked too.
- Everything is written up, with the aerial photos and our advice.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Tell us about parking before the day
- For flats, check roof access has been agreed

We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

Old Soar Manor lies about 1.3 miles east, so building around Sheet Hill goes back a long way. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera does not touch the roof itself. For site and facilities teams at buildings like Plaxtol Primary School, a drone or thermal camera can show a large roof in a single visit.

Checking the roof from ground level
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
