Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the slates, tiles or felt
  • A flight where airspace permission is refused
  • Neighbouring roofs the owner hasn’t asked us to survey

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. The full list of what we check.

What we check

  • Tall and steep roofs
  • Valleys and parapet gutters
  • Fragile roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Large and complex roofs

Drone roof survey in Trench Green

A drone can see more than your roof, so we take care. The camera stays on your roof, not on gardens or windows next door. If your roof is shared, a word with next door beforehand helps. We inspect only what the owner has asked us to. Each flight is kept short and stays focused on the roof we are there to survey. If you’re worried about outlets choked with leaves and silt and gaps where slates or tiles have gone, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Trench Green, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How we price drone roof surveys

Several things affect the price of a survey:

  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own
  • If the survey needs thermal imaging or a drone

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Booking your survey

We will normally ask about:

  • Any marks or damp showing indoors
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one
  • The type of building and roof, such as pitched or flat

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

What we look for on each type of roof

Chimney stacks

The drone shows the outside of the stack, not a flue, gas or sweep inspection. We’ll say if a specialist is needed.

Valleys and parapet gutters

Valleys and parapet gutters are hidden from the street. From above, we can see the linings, the joints and any debris.

How the survey works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Cottages and farmhouses around Trench Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, we check the address for flight restrictions.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. We email a written report with the photos and our recommendations.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • If it isn’t your property yet, arrange access through the agent
  • Leave a clear route to the loft

Your questions about drone roof surveys in Trench Green

Can you fly a drone over a roof in Trench Green?

Normally it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Is my home in Trench Green listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Does the weather affect the survey?

It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

What a drone roof survey looks like in Trench Green

Before any flight, we check the Drone Safety Map for airspace restrictions. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If you live in an older home near Church of St Margaret and Bardolf Aisle, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps.

Leave it or get it looked at?

From the ground, you’re guessing about most of a tall roof. Close-up photos show what’s really there. It is far easier to plan work when you can see the problem. Outbuildings and barns around Trench Green are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What we’re asked to look at in Trench Green

Hidden gutters and valleys are easy to overlook. Leaves, silt and plant growth build up unseen, until it causes a leak inside. A drone shows them clearly from above.

People typically book a survey after spotting something like this:

  • Outlets choked with leaves and silt
  • Loose ridge and hip tiles
  • Lifted or split lead flashings
  • Eroded pointing on a chimney stack

Shop and office owners around Broad Street Mall may find that thermal images can show trapped moisture across a wide commercial roof.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • Whether VAT is in the quoted price
  • Which parts of the roof they’ll actually see
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
