Electronic leak detection in Adeyfield

About our electronic leak detection in Adeyfield

A leak in a flat roof often shows up a long way from where the water gets in. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself, to find where it has been breached. We test and report and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. Typical surveys look at leaks through a flat roof with no obvious cause and gaps at membrane joints, on single-ply roofs, commercial flat roofs and liquid-applied waterproofing.

In smaller places like Adeyfield, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let lots of water into the room below. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

We keep jargon out of it: where something needs attention, it says so plainly.

How the survey works

Every roof is different, but as a rough guide the survey takes longer on a large roof than a small one, with the construction of the roof playing a part too. You’re welcome to ask questions while we’re there. In a smaller place like Adeyfield, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Before the survey

  • If you’re buying, let the agent know when we’re coming
  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors

Before and after the survey

Here are a few things we’d tell any owner:

  • Keep foot traffic on flat roofs to a minimum
  • Don’t leave water getting in
  • Record dates and spots where water appears
  • Check new waterproofing before handover

File the report with your roof paperwork. It shows the condition of the membrane on that date.

Check contractors protect the waterproofing when fitting equipment. Check the roof after they’ve finished.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Flat and commercial roofs around Adeyfield

The wider area around Adeyfield has a long history of building, with Batchwood Hall about 4.2 miles east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

Anyone responsible for a site like Hobletts Manor Infants' School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to St Barnabas: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • The extent of water in the insulation
  • Sections we can’t safely access
  • Water entering through details rather than the membrane

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

Roofs we survey in Adeyfield

  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Single-ply roofs
  • Green roofs
  • Roof terraces and balconies
  • Flat roof membranes

Do you need electronic leak detection in Adeyfield?

Water travels under flat roof membranes. The leak may show some distance from where water gets in which makes it hard to find by looking.

We’re often asked to look at:

  • New membranes needing a check before handover
  • Leaks showing away from the breach
  • A flat roof leak that cannot be traced
  • Holes left by work on the roof

If you let a flat or house near Apsley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Choosing a roof surveyor

  • When you will get the report
  • What experience they bring
  • Whether the loft is part of the inspection
  • What follow-up you get after the report

Your questions about electronic leak detection in Adeyfield

Does a conservation area affect roof work in Adeyfield?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

My home in Adeyfield has a flat-roofed garage or porch. Is it worth having that looked at?

Normally, yes: tell us about it when booking so the visit can include it. Flat-roofed garages and porches are common in new towns like Hemel Hempstead, and older felt coverings may be near the end of their life.

How is ELD priced?

We quote for each roof individually. Send us details of the roof. Just call 07833 053749 or email us for a quote.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

What does electronic leak detection do?

ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached so we can pinpoint it.

What happens after the survey?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you test a green or ballasted roof?

On some roofs, yes. What sits on the membrane affects the method so we check the roof first.

What we look for on each type of roof

EPDM rubber roofs

Whether an EPDM roof can be tested depends on the membrane and build-up. We check this first.

Liquid-applied waterproofing

Small holes in liquid waterproofing may leak. Where the roof suits it, testing can find them.
