Braughing Electronic Leak Detection
We carry out electronic leak detection in Braughing and the rest of Hertfordshire. Surveys run seven days a week.
- Breaches hidden under paving or planting
- Patched roofs that still leak
- Waterproofing to test before it’s covered
About our electronic leak detection in Braughing
ELD can be carried out in more than one way. Low-voltage methods usually need a wet roof surface, while high-voltage testing needs a dry, exposed membrane. Which one suits depends on the membrane and the layers of the roof, and we’ll explain our choice. We’ll say if your roof does not suit either method before any testing starts. We survey roof terraces and balconies, commercial flat roofs and flat roof membranes, and common reasons people get in touch are leaks under green or ballasted roofs and patched roofs that still leak.
Older buildings in small places like Braughing may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Honest limits
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- Build-ups without a suitable layer below
- Water entering through details rather than the membrane
- Areas we can’t reach or that cannot be tested

Braughing questions
Is my home in Braughing listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you cover Braughing?
We do. Every survey there gets the same written report with photos.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely.
What’s the best way to book?
The quickest way is to phone 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will take it from there. We survey on any day of the week.
Do you use low-voltage or high-voltage testing?
The roof decides the method. You will know which method we plan to use before we start.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.
Is the repair part of the test?
No, our part is finding the breaches. Your roofer uses the report to target the repair.
Practical tips
Over many surveys, some simple habits stand out as worth the effort:
- Use boards when working on the roof
- Keep foot traffic on flat roofs to a minimum
- Do not keep patching the same spot
- Consider ELD before paving or planting goes on
If anything in the report is not clear, ask us. We will explain what was found and what it means.
Limit foot traffic on flat roofs. Feet and dropped tools are a common cause of holes.
For landlords and managing agents
We survey roofs for letting agents and landlords as well as householders. A report with photographs gives you a clear record of the flat roof membrane, useful for planning maintenance.
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or drop us an email with the addresses.
Flat roofs in Braughing
Much Hadham Palace, about 4 miles south-east, is one of the historic houses in the wider area around Braughing. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
The streets around a church such as Parish Church of St Mary the Virgin are often among the oldest in a place, and if yours is one of the older homes nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Anyone responsible for a site like Jenyns First School and Nursery will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What you can safely check yourself
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What we look for on each type of roof
Inverted and paved roofs
We’ll tell you if your inverted or paved roof isn’t suitable.
Liquid-applied waterproofing
Pinholes in a coating can let water through. Where the roof suits it, testing can find them.
The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes a length of time set by the size of the roof and how it’s built, and we’ll give you a guide when quoting. If you have questions on the day, just ask. Somewhere as small as Braughing, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with what you know about the roof and the leak.
- We check whether the membrane and build-up suit ELD.
- We choose a low-voltage or high-voltage method to match the roof.
- We test the roof and locate any breaches.
- You get a report with photos of each breach.
