Independent electronic leak detection in Chaddleworth

About our electronic leak detection in Chaddleworth

We carry out electronic leak detection on flat roofs in Chaddleworth and across London and South East England. A visit usually takes a length of time set by the roof’s area and construction, which we’ll explain when we quote. Every roof is quoted on its size and build-up. You get a report with photographs. Typical surveys look at leaking laps in the waterproofing and leaks at pipes, outlets or fixings, on green roofs, commercial flat roofs and single-ply roofs.

Somewhere as small as Chaddleworth, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when you book.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Why act early in Chaddleworth

Cutting open a flat roof to find a leak can cause more damage. Electronic testing finds the hole first, so the repair can be targeted. In a place like Chaddleworth, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Why us?

  • Visits on any day of the week
  • Thermal imaging and drones used where they help
  • Insured for professional indemnity and public liability
  • 5,000+ roofs surveyed

Take a look at how roof surveys are priced or what we found on two real jobs.

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The survey, step by step

Once we’ve finished looking, we write up our findings in a report with photographs. As for time on site, most surveys take a length of time set by the membrane area and the build-up, which we’ll explain when we quote. Older roofs in small places like Chaddleworth can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start by finding out what the roof is made of and where it leaks.
  2. The roof is assessed to see if electronic testing will work on it.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. We test the membrane and find where current is passing through it.
  5. We send a report with photos of each breach so your roofer can repair it.

Preparing for the visit

  • Make sure pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building
  • Make a note of anything you’d like us to look at

Chaddleworth: your questions answered

Is Chaddleworth within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you cover Chaddleworth?

Yes. We work right across London and South East England, and Chaddleworth is part of that. You can phone 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.

How experienced are you?

More than 5,000 surveys over 20+ years.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What does electronic leak detection do?

ELD passes a small electrical current across the roof to locate holes in the membrane. A breach lets the current through so we can pinpoint it.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Let us know about it as you book and we’ll explain what’s needed.

Will you photograph what you find?

Yes. The report includes photographs of what we found.

How we price electronic leak detection

When we price a survey, we consider:

  • The shape of the roof and its details
  • Height and safe access
  • If the survey needs thermal imaging or a drone
  • Roof area

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Booking your survey

Here’s what helps us most when you contact us:

  • Any deadline, like an exchange date
  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • Whether there’s a loft hatch, a shared roof or tricky access

Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, ring 07833 053749 or use the contact form.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

Electronic leak detection around Chaddleworth

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If you look after a building such as Chaddleworth St Andrew's C.E. Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Take an older house close to Church of St Andrew: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
