Claygate questions

Does a conservation area affect roof work in Claygate?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in Claygate?

Yes. Our area covers London and the South East, and Claygate is part of that. Just phone 07833 053749 or send us an email and tell us about the property, and we will talk through which survey suits.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Does ELD work under paving or planting?

It can be possible, depending on the roof. What sits on the membrane affects the method so we check the roof first.

What will the report tell me?

It works through the roof part by part, in writing and with photos. Points are put by urgency where it matters.

Which method do you use?

The roof decides the method. We’ll explain why when we quote.

Electronic leak detection in Claygate: what you get

Water can travel under a flat roof membrane before it shows inside. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself, to find where it has been breached. It is testing only, and the repair is for your roofer. On a suitable roof, it takes the guesswork out of finding the hole. The results then follow in a written report with photos. If you’re worried about holes around roof penetrations and failed seams and laps, a survey will tell you what’s going on.

Outbuildings, garden rooms and garages in places like Claygate often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when you book, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What electronic leak detection does not cover

It is a careful look at the flat roof membrane, not the whole story. Its limits include:

  • Leaks from walls, copings or rooflights
  • Sections we cannot safely access
  • Repairing the breaches (that’s for your roofer)

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

What we look at

  • Commercial flat roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Green roofs
  • Single-ply roofs
  • Liquid-applied waterproofing

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes more time on a big roof than a small one, with the construction of the roof playing a part too. Homes around Claygate often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We start with what you know about the roof and the leak.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Before we arrive

  • Dig out any old roof reports or invoices
  • For a flat or shared roof, check access with whoever owns or manages the building
  • If you’re buying, check with the agent that we can get in

What affects the cost of electronic leak detection

Prices always include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • Roof area
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the price for the job before booking.

What we need to know

We’ll normally ask about:

  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is
  • Where water is showing inside, if it is

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or email us.

Electronic leak detection around Claygate

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 2.3 miles west lies The Homewood, a reminder of how long the area around Claygate has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Claygate station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a shop, office or commercial unit, for example near The Ashley Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Claygate is about 3 miles south-west of Surbiton, in Surrey. Anywhere in Claygate, we can carry out electronic leak detection at your property. We cover towns and villages across Surrey. We also survey roofs in Guildford.

Common roof problems in Claygate

If a flat roof keeps leaking after patching, the hole may be elsewhere. ELD can locate the breach more precisely.

It is worth booking a survey if you’ve seen:

  • New roofs to check before paving or planting
  • Leaks at pipes, outlets or fixings
  • Damp inside with no sign on the roof
  • Holes left by work on the roof

For site and facilities teams at buildings such as Claygate Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Questions to ask before booking

  • What happens after the report arrives
  • Will they check the loft as well as the outside?
  • How they plan to inspect the roof safely
  • Whether any drone flown is registered with the CAA
